Yep, its technically part of the park and used by the courts next door. My money is on that parking lot never leaving. (best hope is they remove the parking and make it more parkland, but it will never be developed, save for them rebuilding BK supreme court)

SLCE Architects’ One Boerum Place Tops Out In Downtown Brooklyn

One Boerum Place has topped out in Downtown Brooklyn. The slim reinforced concrete superstructure recently reached its 21-story parapet, and work is now shifting to the installation of its brick masonry façade. Designed by SLCE Architects and developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, the residential building sits on a narrow plot of land bound by Boerum Place, Red Hook Lane, and Fulton Street. The project is expected to cost around $250 million.

Photos around the property show the edifice partially covered in scaffolding and white plastic sheets. Beneath this, the brick envelope is being installed around the tight grid of rectangular windows. When viewed from the south along Schermerhorn Street, One Boerum Place casts an angular, Flatiron-like presence on the cityscape, while its eastern profile reveals gently rounded corners that soften the visual impression.

One Boerum Place will contain around 22,000 square feet of ground-floor retail space and 183,000 square feet of residential area divided among 122 units. Homes will come in one-, two-, and three-bedroom configurations. Residential amenities include a two-story fitness center, swimming pool, sauna, an entertainment lounge, a children’s playroom, a 24/7 doorman and concierge service, a parking garage, a storage room, and a landscaped roof deck with an outdoor kitchen.

The closest subways are the 2 and 3 trains at Hoyt Street; the 4 and 5 trains at Borough Hall; the A, C, and F trains at the Jay Street-MetroTech station; and the G train at the Hoyt-Schermerhorn Street station. Further east along Flatbush avenue is the DeKalb Avenue station, serviced by the B, Q, and R trains.

One Boerum Place is slated for completion within the first quarter of 2021.

The project's angular footprint, svelte form, and smartly placed setbacks are already apparent, and next to go up are the tall picture windows and integrated corner balconies seen in a rendering by SLCE Architects. Upon completion, the project will bring streamlined bravado and distinction to the still-disparate intersection that helps feed the Brooklyn Bridge.

Beautiful building. If I could change just one thing though, instead of the squared off flatiron point end with the balconies, I would have nixed the balconies and had a sexy rounded corner with radius glass.

One Boerum Place Opens For Occupancy In Downtown Brooklyn

Occupancy has begun at One Boerum Place, a 22-story residential building in Downtown Brooklyn. Designed by SLCE Architects and developed by Avery Hall Investments, Allegra Holdings, and Aria Development Group, the $250 million project yields 96 market-rate rentals designed by Gachot Studios in one- to four-bedroom layouts, as well as a range of indoor and outdoor amenities. Leeding Builders Group served as the general contractor for the property, which is bound by Boerum Place to the west, Fulton Street to the north, and Red Hook Lane to the east.

One Boerum Place’s units range in size from 700-square-foot one-bedrooms to 1,800-square-foot four-bedroom apartments with private outdoor spaces. Each layout features 10-foot-high ceiling spans, oversized windows, and custom millwork and finishes throughout.

The indoor wellness amenities include a lap pool, sauna, men’s and women’s changing rooms with cabana seating, a two-story fitness center with commercial-grade facilities, and a yoga room. There are also multiple lounge areas, a children’s playroom, a pet spa, and bicycle storage. Outdoor spaces are being curated by Brook Landscape and feature a south-facing rooftop park on the 23rd floor with multiple cooking stations, lounge areas, and dining tables.

Façade installation has concluded since our last update in September, when the gap where the construction elevator was attached to the western elevation remained exposed. Construction fencing still surrounds the first story, but should be removed soon.
