Twin Supertalls Revealed As Part Of Garden City, Possible Relocation Of Madison Square Garden, In Midtown Manhattan

The City Council voted this week in a Community Board Five meeting to advance plans for a massive undertaking in Midtown involving the conversion of Madison Square Garden into a new concourse for Penn Station, and the creation of a new home for the sports facility between two supertall skyscrapers near Herald Square. Initially proposed in 2016 by Vishaan Chakrabarti, founder of Practice for Architecture and Urbanism (PAU), new renderings give visual context to the plan, to which the city council agreed with the consideration of The Madison Square Garden Company’s acquisition of a shorter extension of its current lease.

PAU’s initiatives previously included the removal of the arena interiors, expansion of the transportation concourse floors, addition of passive heating and cooling, improvements to the northern and western entrances to the facility, and the addition of new platforms and tracks in conjunction with the proposed $13 billion Gateway Program. The cylindrical shape of the building would be preserved, but several levels of floors would be removed and the exterior would be re-clad in a new double-skin glass curtain wall, enabling natural light to flood the open interior and its 153-foot-high span from the ceiling to the platforms.

Madison Square Garden would move to an eight-acre site consisting of two full-block parcels bound by Sixth Avenue to the east, West 32nd Street to the south, Seventh Avenue to the west, and West 34th Street to the north. Straddling the new arena is a pair of supertall skyscrapers and two shorter towers, anchoring all four corners of a raised podium above street level.

The rendering below gives an impression of the design and scale of the buildings and their impact on the Manhattan skyline. Whether or not these are close to Vishaan’s intended design is unclear, but they would easily eclipse the height of the Empire State Building and Kohn Pedersen Fox’s 30 Hudson Yards, becoming a focal point of lower Midtown, and anchoring the neighborhood with a Rockefeller Center-esque presence.

These towers would be fantastic. Would be an incredible transformation of the Penn Station area.

Can you imagine this area in, say, 2050, with all the supertall proposals and all the expansions to Penn Station? I'll be an old man, but can't wait to see it.

They remind me of Chicago's 400 Lake Shore Dr north and south towers, except that the heights are doubled.

In a couple decades, the ESB will be as buried as the Chrysler Building is now!

There isn't really that much vacant space. The vacancy rate is currently somewhere around 11%, which is high, but considering the reason for it, not really. But besides that, it's not as if all of the space would be built today.

The Dolans have a current relationship with Vornado, but it's really a question of whether the city would go along with something like this, which would involve another large structure being built over a street.


This is more vision than proposal, but the active Empire Station sites (6,7, and 8) are going to see towers anyway. Everyone could get behind a removal of MSG. But even if that were to happen, one of the benefits would be to remove that giant toilet off of Penn Station. This is a proposal for re-using it. Or more of an idea, really. More discussion for the table, but already too late. That would have to start the process for the environmental review all over again, and that's highly unlikely to happen for something that's just an idea at this point.

I think part of the problem is that all of the talk of a new MSG has been focused on removing it off site. But there's no reason that a rebuilt on site MSG shouldn't have been an option. There have been various plans talked about over the years, but a simple shift of MSG to the center of the current block would have allowed for a grand and open entrance to Penn from either side, with removal of 2 Penn. You could still build towers on site.

No, it's an alternative proposal to the Empire Station proposal, you can see below how it overlays below. But they at least want to ask about it. It's no different than other alternative visions presented by community boards, this one presented by an architect (who worked on a lot of NY projects with SHoP Architects).

The concept should be considered for the current site, but they're already moving forward with plans for 2 Penn Plaza.

Understand that nothing you see in the Garden City renderings is meant to be a final design, even if it were a real proposal.

Putting an arena so far above ground level seems like a no-no for fire code. All that space at ground level shown is "retail" will be taken up with huge scissor fire stairs.

Clearly Vishaan learned from his experience on Barclays though, the loading dock works the same way with a truck turntable.

Finaly i get the towers that i want the tallest one is so close to megatall statue so it will be the tallest building in new York city and its about time to looking donw to the empire state building !!!

^ Well, several even taller NYC skyscrapers have been seriously proposed in the past, but they were canceled due to recessions, the 9/11 terrorist attack, NIMBY opposition, or insufficient funds.
