There isn't really that much vacant space. The vacancy rate is currently somewhere around 11%, which is high, but considering the reason for it, not really. But besides that, it's not as if all of the space would be built
today.

The Dolans have a current relationship with Vornado, but it's really a question of whether the city would go along with something like this, which would involve another large structure being built over a street.
This is more
vision than proposal, but the active Empire Station sites (6,7, and 8) are going to see towers anyway. Everyone could get behind a removal of MSG. But even if that were to happen, one of the benefits would be to remove that giant toilet off of Penn Station. This is a proposal for re-using it. Or more of an idea, really. More discussion for the table, but already too late. That would have to start the process for the environmental review all over again, and that's highly unlikely to happen for something that's just an idea at this point.
