Just an update that 527-531 West 36th was bought by the developer. Adding to a bigger assemblage for this future development. Right now its a boarded up, crummy 2 floor structure.

Most likely not. This will come on the heels of the Spiral. As that one leases up, this one becomes more desirable for an anchor tenant. You can see the work progressing on the park extension.

That's what I assumed. I guess they're building up to street level to be ready to proceed with construction if a tenant signs. I wonder if Moinian is doing the same thing or if he's building on spec.

Probably the same. The way things are going they'll be ready to start.

Just based off those mass models, its looking like or a probability that we may get 2 near supertalls or just below 1000 ft (like 960-980ft) for Phase II of HY. But we will learn more when designs are revealed later this year or early 2021.

Aside from Phase II of HY, I'd look at the existing "proxy" parcels within the neighborhood. Those will be snatched up and over the long run, developed. Some of the growth will spill over, as it has been, outside of the domain of the rails for Phase I and II. Almost in a similar fashion to the development of Midtown East, only HY is the new Midtown East. The next decade should see even more fillers. Super tall fillers in theory.

Here's a look at some of the zoning allowed on sites (keep in mind this is rsf, not gsf). Larry Silverstein was planning an 1,100 ft residential tower in the northern end, but has reverted to a 2 tower plan, similar to what Related/Spitzer is doing on the site just north of the Spiral. If sites were combined, you would get a larger tower.

One of these days, for fun, I'd like to see a proposal that looks just like that blue, green & yellow massing diagram. Twenty four storeys, complete with dinky crown and spire.
