Much more refined design, compared to that cheese greater tower and that gross Facebook Jenga tower.
So is this an alternative to the Garden City proposal? Or is there a possibility that both proposals could get built?

Garden city is a vision. No one is going to pony up money to move msg like that.

I love it, but this area is still crappy. The block to the north of the Hotel Penn must be redeveloped before any tenant is willing to pay $200/sf to be in this shoddy neighborhood. Steve Roth must be delusional if he thinks otherwise.



I'm sure that the female employees of a hedge fund-type tenant won't want to shop at lunch time at the broken down discount and junk shops in the area.

Once again, Roth is nuts. Cleaning up this cesspool should be his first priority.

The area has really taken a nose dive, especially in 2020 and after the riots. A lot of debris and signs of drug use everywhere. On a side note, but the McDonalds near the Sbarro's is filthy inside.

the original Pelli design was timeless and had large floorplates without having to resort to a modern gimmick like the offset core. They should bring it back and add integrate outdoor space into it somehow.

I agree. Vornado is nuts. This sewer has to be cleaned before any exorbitant project rises here. There are much better options for potential high-end tenants like the Grand Hyatt Tower and 350 Park.

Garden City isn't a proposal, just an idea. If you had to go with anything becoming a reality, this is closer because it's an actual Vornado development.

You must not be paying attention. The purpose of this redevelopment is to clean up the area and build that Penn extension. When the plan is in place, companies will be assured that the district will be developed in accordance to what's to be expected of business districts in New York. The Hudson Yards area was no Garden of Eden before towers started getting built over there, and most of it still isn't. But there was a plan in place for improvement, and that brought the certainty that companies want when they are looking to move into any environment. The same thing happened in Times Square.



I still would be very surprised if this is what got built, when all is said and done. But what surprised me most about this one is that I had assumed it was a further refinement of the Vinoly design, not a new one from Foster. We just assumed Foster designed that other Penn East tower (site 5).

I don't care for the base, and it doesn't look like a tower that fits the current programming they are proposing for the site. So we'll see.

Vornado really, really sucks.

They raze historic, stately buildings (like the Hotel Penn).

They build carbuncles (this utter trash).

They leave the scenes of Karachi like the block to the north.

Steve Roth, expire already.

I think the rendering would of been better without the trees. Trying to fully grasp this design and the trees are blocking the detail. The base looks nice. Not quite feeling the East/West profile... but I'm sure it will grow on me.

^ I think there's a good chance a redesign is on the way with the Empire Station proposal. Foster probably stays on. In either case, I think the design is up for further refinement.












The FSOW calls for a potential 1,270 ft tower, though we know these are just numbers...

Frankly, I'd prefer a 1200' (or 1400') 56 Leonard. Far better design than any of these iterations.

Man the Peli design was the best. Wish they would just go back to that. Not a fan of the Jenga tower type massing stuff unless its on a skinny residential tower. Doesn't look very good on a wide tall office building. There are much cleaner ways of incorporating outdoor space.
