$36k annually just for the HOA. I feel like this city has changed so much in the 12 years I've been here.

Me too. I grew up in the suburbs and left for college in 2001. I moved to Philly in late 2011, and the city had already changed tremendously over those 10 years. It has changed exponentially since then, with scores of new hot neighborhoods surrounding Center City, lower North Philly, and the river wards. And many new condo developments and high end rentals realized or in the works. When I came back, there was really only Symphony House and 10 Rittenhouse as far as nice new construction condos joining the old Rittenhouse Square stalwarts. 1500 Locust was one of the higher end rentals, and now it is...not.

Also, I feel like when I came back in 2011, West Chestnut was still riddled with dollar stores while Chestnut, Market, and Walnut all had a lot more parking lots and general seediness. No dollar stores and very few low rent stores left West of Broad now. Really just a few on the 1500 block of Chestnut. It feels like a completely different city in many ways.

Arthaus and The Laurel are now taking it to the next level once again.

What goes around comes around. I'm just a bit older than Apollo 11. I can remember when Market was the department store street and Chestnut was the other big retail destination for smaller shops (my great aunt sold ladies gloves at micro department store Bonwit Teller back in the day - now Nordstrom Rack). That lasted into the Seventies. Maybe even the early Eighties. Seems to be going that way again with FDP on Market and smaller shops escaping Walnut rents on Chestnut. I don't remember Walnut being a destination for much of anything (banks?) until it became Restaurant Row. Seems to be reverting to type as well.

I still can’t believe this building is finally U/C. I was a long time doubter on this one.

Yeah, they are really trucking now. My city place closes on August 9 and I won't be able to get pics so often anymore after that, but I will continue to post progress pics at least weekly until then.

Look at the last photo just posted by jsbrook. I see 3 caissons installed there in the back of the site. At least 3 caissons have been installed, potentially more.

I don't know if this has been mentioned here yet, but Arthaus's website has a real-time video feed that is leaps and bounds better than the traditional construction cam with intermittent updates:

That has to be the best construction video feed to date.

Awesome construction feed! Will enjoy keeping tabs on it through that when I'm no longer regularly in close proximity to the construction site.

Live feed great bird eye's view, but shots from the street level are still needed. Hopefully folks can provide that periodically.

I'm curious if there's going to be some kind of separate core for the portion of this project that abuts Watts Street. It sort of looks like it is shaping up that way.
