Nothing says “I am in the big leagues now” quite like hiring a famous architecture firm. Isaac Chetrit and Ray Yadidi picked Kohn Pedersen Fox, the firm behind Hudson Yards and One World Trade Center, to design an 80-story mixed-use tower on Sixth Avenue in the Garment District.

The building will include retail, office space and either apartments or a hotel, sources said. But whether it will be built is still far from clear.

Groundbreaking likely won’t start until early 2020, when an office tenant’s lease at 989-991 Sixth Avenue expires.


And Chetrit and Yadidi are still considering flipping the site, which sits between 36th and 37th Streets, as The Real Deal reported last month.

The owners completed the assemblage in 2015, when they paid Himmel & Meringoff Properties $26 million for 235,000 square feet of air rights from the landmarked Haier Building. They paid $49 million for the office building 989-991 Sixth Avenue in 2007 and added the unfinished hotel development at 993 Sixth Avenue for $54.3 million in 2015.

The partners previously negotiated with architects Christian de Portzamparc and Jean Nouvel to design the project, sources have said.

Chetrit, a cousin of developer Joseph Chetrit, has been quietly amassing a portfolio of commercial buildings in the Garment District.

This is a solid super tall I bet. Depending on the ratio of office to residential, lets hope for 12' residential, and 12-15' office floors with a reasonable base for the retail.

Depending on the mixture, this could very well be 1100-1200'.

Plus KPF is great!

It would be awesome if they could find a way to integrate some of the existing buildings into the design like Steinway. However that probably won't happen.

Very nice. A solid super tall!

This area, and along 5th Ave is ripe for more super talls. As the super tall node stretching from HY, the future Penn district, and now the areas around Korea Town all fuse into a super tall corridor.

The ESB is not going to be alone for long. If anything, as viewed facing East from Jersey, one could say its slowly loosing its dominance.

I tried a few different addresses on the DOB website and can't find what the filed. I'm trying to see the height and any building schematics.

Nice. This will probably be at least a 900 ft.+ tower, and fill a gap along the 6th Ave. canyon.

Looking forward to what that Chetrit project in WH looks like. Should really stand out in the skyline being that far north.

I'm looking as well and nothing is biting.

I'm curious where the found this filing. I just checked all new building permits for Manhattan by address between 12-01 and 12-20-2021, even alterations types 1-3 and nothing...!

Looks a little curvy from that ground floor plan. I’m thinking that height may change.

It is a very small site. Perhaps if the were able to expand the footprint…
