DENVER | 1900 Lawrence | 435 FT | 30 FLOORS

Came across this cool proposal awhile back and I don't see a thread for it yet!

https://denverinfill.com/2020/01/190...enderings.html
Quote:
The Concept Plan also shows two retail spaces, one facing Arapahoe and one facing Lawrence, with the building lobby spanning the frontage along 19th. A large entry plaza would anchor the 19th and Lawrence corner. Vehicle access to the parking levels would be off of Lawrence and Arapahoe in the rear of the building.

DENVER | 1900 Lawrence | 435 FT | 30 FLOORS | PROPOSED

1900 Lawrence is a proposed 700,000 square foot office building proposed by Riverside Investment & Development of Chicago. The architect is Goettsch Partners, also of Chicago.

Construction is proposed to start in 2021, with completion in Q2 2023.

Per the Denver Business Journal:

Quote:
The developer behind a planned 30-story office tower in downtown Denver is betting that potential tenants will emerge from the coronavirus pandemic with a new appreciation for fresh air and touchless technology — and the company has been busy updating its latest plans to anticipate the requirements of a post-Covid world.

In January, Chicago-based Riverside Investment and Development Company, along with architecture firm Goettsch Partners, submitted a concept plan calling for an office tower to be built on a 1.26-acre lot at 1901 Arapahoe St. Riverside is under contract for the site, which is valued at roughly $27.5 million, according to current owner Paradise Land Co.

The project, which has since been named 1900 Lawrence, will feature roughly 700,000 square feet of rentable space, according to Tony Scacco, an executive vice president at Riverside. The city approved the concept plan in April, Scacco said.....

.....Riverside hopes to begin construction in early 2021, Scacco said. The company is targeting a delivery date in the second quarter of 2023.

I like this one a lot, and glad to see towers getting ready to rise on two different sides of downtown.

The “official” groundbreaking takes place tomorrow, April 21, 2022:

https://milehighcre.com/denvers-larg...und-this-week/

I had to check to make sure the “largest office building in 40 years” at 700,000 square feet was correct.

It is. 1144 15th Street, although it is 40 stories, contains 671,000 square feet of leasable space (completed 2018). 675 15th Street, 30 stories, is only 595,000 square feet (completed 2021).

The last time a larger building was completed was in 1984 - Republic Plaza, the City’s tallest.

This is kind of boring. It’s short and super-fat. Denver deserves better.

Some people are into that sort of thing. You do you.

Anyway, Denver has a ton of surface parking lots and they aren't going to get the supertalls until there's a lot more density. A 435 ft tower is good infill.

There is a 400 foot height limit in the area where this building is located. However, I don’t know if they would have gone taller if the restriction was not in place.

It’s still too squat-looking though. Considering how few skyscrapers Denver has built in the past twenty years, it would have been nice if they constructed something grandiose.

I quite like Denver. I’ve been traveling there for thirty years.

There's two threads for this tower, I'm pretty sure this one was first.

What's the height restriction about?

I don't have a photo but this one is making an impact on the skyline from southbound I-25.

Looking great so far! Looks close to being topped out, no? Looks like 1-2 stories to the top of the last setback, then maybe 2-3 stories of crown after the setback, so 4-5 stories left?
