I certainly don't think it's great, but it's not horrible either... much like most MURBs that get built in this city. At least the curtain wall provides some flair so it's not just 100% hardie board.

I always laugh at the little people in those building renderings. Everyone's driving a Porsche or looks like they're on their way to a Yorkville brunch or a downtown business meeting.

We need realistic Winnipeg CGI renderings, where there's a guy riding a BMX along the sidewalk with a giant boom box strapped to the handlebars, or an F150 with Jets plates driving through a puddle and splashing a pedestrian.

Also funny in that the renderings depict a two way street which River/Wellington is not. Obviously outsourced drawings.

I'm all for more supportive housing and it does make sense on that corner, wow the bar for design is low in this town!
An area like Osborne Village needs some kind of design review that will tell the architects to get back to the drawing board and try again...suburban office park is the perfect descriptor.

the osborne location of anytime fitness re-opened under new management along with prairie donair taking up the former chiropractor spot. good to see the resilience and vitality of the village continuing!

Current vacancies as far as I have noticed:

- Silver Skies at River/Osborne
- UPS Store on River
- Bell MTS store at River/Osborne
- Tokyo Burger on Osborne between River and Stradbrook
- Take Care on Osborne between River and Stradbrook
- Basil's (this is the free bingo square)

Not great, but probably not far off a usual commercial vacancy rate, especially given the high rents and tough environment for retail

^ not bad....certainly not the dead strip it is often made out to be,,,,i was kind of hoping the gym wouldn't re-open...but better than empty.

I hate that PPP made the second floor of one of the terrace buildings on osborne into an office space....wasted.

Is the Into the Music store location on the west side of Osborne occupied?

It will be interesting to see what happens once the new MURBs with their ground-floor retail units hit the market. Although the vacancy rate along Osborne is decent taking into account the impact of the pandemic, I get the sense that the market is pretty soft... it feels like it's mostly small mom and pop operators running things on a shoestring.

No. I had heard it was going to be a dentist or something and there was a lot of reno work happening for a while, but that's a couple years ago now.

Hard to tell if it's mom and pops only because the bigs can't make a go of it -- or if bigs don't move to the area because the available space is all badly maintained old buildings with bad plumbing that wouldn't fit with their brand or real estate standards.

The new ground-floor retail will be a test of this. It'll offer new space that can easily be fit up to their needs, presumably at a pretty high price.

If that doesn't work, I wonder if those will end up being used as "live/work" spaces or professional offices rather than retail/restaurant.
