I believe that this proposal will have elevator shafts in the back which is common for Foster.

This POS, 477 Madison, is immediately east of the site, and it’s a matter of time before it’s redeveloped.

Oh yeah, that block sucks. Hopefully that site is redeveloped shortly.

Just not a fan but whatever. It will likely receive some level of redesign with a tenant commitment anyway.

I think it will be around for 15 to 20 years. RFR just did a half-assed job adding crappy new windows and painting it grey.

^ The back is virtually never shown in renderings, suggesting that even the developers know it is unsightly. It looks like a wall strip for shelves:

It looks like the Xfinity remote, a portable phone or a walkie talkie or something to me. Hate those spires. Can't stop seeing the Honda logo. The Foster technique of pushing the elevator core to the back just looks bad to me. Just not a fan.

Nah I'll have to disagree. I really like the building. The only part where I'm like "that could be worked on" is the back.

Even if Blackstone is on board as a tenant and Citadel is on board as a partner, this building won’t be done for several years. Perhaps in 15 years, RFR will redevelop 477 Madison, and 350’s west facade will be obscured.

Honestly I think the best redesign would just be to parallel the one side on the blank wall. It would kinda look like a glass ripoff of the Hancock Center in Chiglizzy but oh well I think it would be cool.

If they doubled up on the other side that would be awesome, but I don't know that they have the zoning for it.

Not really, but it will be a side core tower. Foster has probably redesigned this tower several times by now. But the concept will remain. It’ll be basically a larger 425 Park Avenue.

I hope and pray his redesigns, whatevr they turn out to be (rumors I hope), leave the absolutely jaw-dropping geometry of the setbacks intact as much as possible…that is, if the finalized form of the outer core should bring any changes to bear on the rest of the tower.

Having no say myself, my druthers would otherwise be to build this wonderful thing according to latest specs.

I agree. There’s no reason to redesign this. It’s absolutely spectacular.

Maaaaaaybe though, they can tweak the double spire so that they don’t quite resemble overweight NYT sticks.

This is great news. I’m pretty site that but for Citadel’s short-term leases, 350 is virtually empty.
