The Reform Temple of Forest Hills and Weber Management have revealed plans to construct two mixed-use buildings at 71-11 112th Street in Forest Hills, Queens. The proposed buildings will surround an existing temple on parcels of land the congregation owns.

The first proposed building, listed as Lot 31, is a ten-story structure comprising approximately 162,500 square feet. The property would include 153 rentals with up to 46 affordable housing units, as well as 16,600 square feet of ground-floor community facility space and 66 underground parking spaces. Entrances to the residential space and the parking garage would both be located along 112th Street. The entrance to the community facility would face 71st Road.

The second building, listed as Lot 41, would top out at nine stories and span 23,800 square feet, with 20 apartments and 1,800 square feet of ground-floor community facility. Up to six of the units would be marketed as affordable housing.

As part of the development, the temple would be vacated and incorporated into the building at Lot 41.

Before construction can break ground, the proposed development requires zoning text amendments to facilitate the construction of a dense, mixed-use residential property. Proposals are now under review by the City Planning Commission.

It’s too bad that they couldn’t acquire the junk to the left. Presumably, they have rent-controlled tenants that the owners can’t get out.

JLL Capital Markets has arranged a $142 million construction loan to finance the completion of Majestic, a 12-story mixed-use building at 540 DeGraw Street in Gowanus, Brooklyn. Designed by Handel Architects and developed by Domain Companies, the Urban Investment Group within Goldman Sachs Asset Management, Vorea Group and Mega Development, the building will yield 18,000 square feet of commercial space and 255 rental units. A total 25 percent of the units will be designated for affordable housing. Future Green Studio is the landscape designer for the property, which is located between Nevins Street and 3rd Avenue.

Majestic will be among the first new buildings to debut as part of the successful rezoning of 82 blocks surrounding the Gowanus Canal. The initiative to rezone the area is expected to facilitate the construction of more than 7.6 million square feet of residential area, upward of 1.5 million square feet of commercial area, and an overall reduction of vacant, underutilized land. These developments would also include expanded community facilities, publicly accessible open space, and parking.

The construction loan was secured through U.S. Bank. Total capitalization of the project is estimated at $230 million. Today, the project is on track to debut in 2025 and is expected to achieve LEED Platinum certification.

‘All we see is failures’: Construction resumes at Lighthouse Point, but North Shore residents doubt its completion

STATEN ISLAND, N.Y. -- If the Lighthouse Point project in St. George was built according to its original fundamental plan, North Shore residents would have benefitted from the $250 million mixed-use space for the past five years, and the neighborhood would have been enhanced with new office space, a few restaurants and a much-needed supermarket. But more than 60 months after the property’s developer first broke ground, there is no luxury apartment building. There is no retail oasis. And there is no evidence of the proposed Westin Hotel.

The new anticipated completion date? Late spring 2024.

“Replacement construction manager, March Associates, has mobilized at the site.. parking garage construction has resumed… staging/scaffolding equipment has been erected in preparation for completing the residential façade,” Petracca’s slide presentation read.

According to Petracca, the construction restart was a result of the litigation with the “nonperforming surety” settling in 2021 with “dollars awarded to fund completion of the project.” The developer also noted that a ground lease extension was recently granted by the city, increasing the life of the occupancy agreement by 50 years.

“This extension is necessary to secure financing for completion of the project,” Petracca said, announcing that the lease has now been extended from 49 years to 99.
