Renderings from Sieger Suarez Architects have been revealed for two identical towers of 40 and 45 stories proposed as a mixed-use development at 300 and 330 North Andrews Avenue in Downtown Fort Lauderdale. New York City and Fort Lauderdale-based developer BH3 is planning on developing 1,428,920 square feet of space across two 500-foot-tall structures including 612 residential units, 56,317 square feet of commercial space across the first two levels, and a 7-story parking garage with 890 parking spaces. The proposed height for the towers would add them to the ranks of the tallest buildings in Fort Lauderdale if approved. EGS2 Corp is listed as the landscaping architect with Orlando-based Graef as the civil engineer.

The development site is generally located between Fort Lauderdale’s Central Business District and Flagler Village. The assemblage is comprised of 9 parcels of land spanning a combined 114,448 square feet, or 2.628-acres, including the addresses 300 and 330 North Andrews Avenue; 16 and 50 Northeast 4th Street; 15, 19, 101 and 105 Northeast 3rd Street. The property takes nearly 50% of the city block and is conveniently located within walking distance of the Brightline Fort Lauderdale train station.

The design is comprised of two structures broken into multiple massing elements evoking an industrial look and feel, which step back at various points of the elevations to create a dynamic and animate façade. The towers rise out of a 7-story podium that’s well-integrated into the pedestrian urban fabric and streetscape enveloped in red brick veneers and industrial-style black aluminum window frames with clear glass. The residential levels embrace elevations of exposed concrete with gray and dark gray-painted stucco and dark tinted black glass. Most residential balconies seen in the renderings are triangular in shape, arranged and layered in a staggered pattern due to the profile of the superstructures, featuring gray aluminum frames and gray-tinted glass. The parking garage will be wrapped with art murals..............................

This was submitted to the FAA. 45 floors and 40 floors, both at 500 ft.

612 units too which is nice.

how are they the same height but one has 5 more floors? They look exactly the same too..

Fort Lauderdale’s DNA Towers Get Height Increase To 550 Feet In New FAA Building Permit Filings

The Federal Aviation Administration (FAA) received applications again for building permits to allow vertical construction for DNA Towers, a pair of mixed-use towers planned for 300 North Andrews Avenue at the border between Flagler Village and the Central Business District in Fort Lauderdale. According to the permit filings, the 40 and 45-story towers are now planned to rise 550 feet, or 555 feet above sea level, roughly 50 feet higher than the previous filing in May. Designed by Miami-based Seiger Suarez Architects with landscaping from EGS2 Corp and developed by Fort Lauderdale-based BH3 Management (BH3), the 1.4-million-square-foot development will comprise 612 residential units, roughly 60,000 square feet of experiential retail/commercial space, and a 7-story parking garage with 890 parking spaces.

In May, BH3 applied for building permits to allow two 500-foot towers or 507 feet above sea level, and these applications appear to be in the interim stages. The latest building permit filings are listed in the photo below, filed on September 28. The coordinates for the May filing differ from the latest filing, but a quick search on Google Maps shows they are essentially the same location. Another discrepancy is the elevation, listed as 5 feet, whereas the previous filing had an elevation of 7 feet. Since the development is still in the planning stages, there is a chance that revisions have been made, hence the increase in height. It’s mere speculation, but it would explain the need to apply for building permits again. The project would receive a significant height boost to 550 feet, but it is unclear how they will affect the building program and components. Perhaps a higher floor count or taller ceiling heights? Or a taller parapet crown and mechanical rooftop? An approval from the FAA would put DNA Towers within the upper echelon of the tallest planned skyscrapers in Fort Lauderdale.

Great news as far as pushing the taller buildings north of Broward Blvd and above the former height limit! Fort Lauderdale suffers from a airport adjacency height limit, Miami suffers from a flight path height limit from its airport, and I believe even West Palm Beach suffers from the same issue as Fort Lauderdale due to its airport.

A bit of an update, according to Accela:

Site Prep and Erosion Control Permits were issued, as well as Tree Removal/Relocation Permits, and Commerical Demolition Permits. Work is already beginning on the site, with the city of Fort Lauderdale claiming it's now U/C. Likewise, there is news that the demo has already started.

I really wish the garage portion on the backside of the lot would be better covered and less monolith-like, but overall the amount of retail is nice.

Very exciting and I'm still growing on the design (although not my cup of tea), does anyone know if this is starting in phases or both are starting at the same time?

Progress being made regarding permitting, foundation work may begin soon depending on client reply.

ROW Sewer Permit filed on 5/16/23.

Maintenance of Traffic Permit on 6/26/23 ("We will be closing the shoulder and sidewalk along NE 4th St. We will be boring 525 ft along NE 4th St."), (Indicates a beginning to construction).

Phase Permit on 12/21/22: (300 N ANDREWS AVE - COM PHASE
PILES AND PILE CAPS - FOUNDATION PERMIT ONLY) (Awaiting Client Reply)

I love that the skyline is expanding north! Now we need a sleek fixed rail line linking Flagler Village, Brightline, Downtown, Las Olas, Beach, Port, and Airport (hey...dreaming is free).
