Curious what Phase III will entail.

It's a lot of buildable space where that Shopright is at. High unit counts!

Awesome to see this bumped up to 60 floors, can't wait to see the design. I wonder how/if it will tie into the current 2?

Also looking forward to new Provost & 4th streets, it will be amazing when the street grid is fully restored. I hope they accelerate plans for the remaining phases once ShopRite is open.

With 351 Marin fully leased in 5 months, I hope developers step up even more as there are some huge lots still downtown.

Phase II is a 60-floor tower on an empty lot adjacent to the Shoprite.

Phase III is a 60-floor tower on the site of the current Shoprite.

Looks pretty comprehensive.

I'd say Emerson Lofts I is complete (I see people going in and out sometimes) - it's called Hudson House Lofts now.

33-35 Van Riepen, 144 First St, 32 Oakland, 345 Baldwin, 358 MLK are topped out. 407-413 Summit is either at or very near that point too

711 Montgomery is under construction (not just excavation)

11-29 Cottage St is being demo-ed (well, most of the buildings already are, one remains). 630-632 Newark also received demo permits and buildings were fenced off

One Journal Square is supposedly starting soon? I'll believe it when I see it.

These probably fall right below the threshold, but 12-24 Brook St (where the Bates St proposal was) at 10 stories, just started piling, and 72 York St (11 stories) topped out.

There appear to be a few new proposals:
80 Journal Square - 26 Floors
250 Morris Blvd - 16 floors
251-257 Grand St - 12 floors. This one is significantly bigger than previously expected for this site (the site fronting Grand St, in front of One Grove...I think)

Looks like 808 Pavonia is progressing as there has been some action at the JCRA.

1,189 units in two towers.

Probably run of the mill 60 storey towers.

True. I guess this solves the mystery of the 60 floor towers rising in Journal Square that Fulop was talking about a few months ago.

On another note, PATH weekend ridership growing rapidly.

Weekday month-over-month increase from March 2022 to April 2022: 2.2%
Saturday month-over-month increase from March 2022 to April 2022: 20.3%

This time next year, I would not be surprised if PATH weekend ridership hits a new all time high. Especially if there is a slight service improvement to weekend and late night service, it'll probably attract a lot of people that have written it off.

55 Hudson

55 Hudson has long mysteriously been reported in planning documents as a 95-storey proposal. Looks like that concept is dead and has been replaced by a two-tower complex.

Tower 1 at 55 Hudson is a 56-storey, 637 ft tower with 1,017 units and 63,000 sqft of retail space.

Tower 2 at 50 Hudson is a 40-storey, 476 ft tower with 924 units and 12,000 sq ft of retail space.

The owner and/or developer is Tishman Speyer.

Although I would have loved to see a 95-storey supertall version of this tower, the nearly 2,000 new units and a sizeable amount of retail space is very much welcomed!

This is massive density. Great for Jersey City.

Yes, I would have preferred a single supertall, but this is still very good news.

Possible Zoning Changes Could Bring Two Towers to Jersey City’s Golden Cicada Site



A legendary but shuttered dive bar space currently owned by a local developer has a plan in place that could bring a 401-unit development with affordable housing plus a school to the land.


Just about three years ago, Jersey City’s Golden Cicada stopped serving their famous baijiu shots after a run that spanned almost four decades. Silverman moved quickly to acquire the 195 Grand Street lot, which welcomed the Golden Cicada Baja Biergarten late last year.

The company, under the subsidiary of Sussex Street Associates LLC, is now seeking to have amendments enacted to the Tidewater Basin Redevelopment Plan that governs the area. The changes are being sought to facilitate a development that would include two towers connected by a four-story base, creating a transition zone between Paulus Hook’s brownstones and Liberty Harbor’s high-rises.

In addition, the altercations would create an “inclusionary housing overlay district” to permit Silverman to construct a mixed-income, mixed-use building at the site. The language in the changes dictates that the proposed project would “result in the creation of affordable housing no less than 15% of the total units of a project.”

401 total units and 204 parking spaces are proposed between Silverman’s two towers, meaning about 60 affordable housing units would be created under the plan. The endeavor, designed by architecture firm Fogarty Finger, consists of a 26-story tower along Grand Street that tops out at 275 complemented by a 16-story structure that would rise 178 feet along Sussex Street.
