Developer buys Miami Worldcenter site for mixed-use project

Miami Worldcenter’s developers sold a site at the megaproject for $18.85 million to Akara Partners, which plans to build a mixed-use project.

Miami Worldcenter sold 36,273 square feet of developable land to the Chicago-based development group, and another 8,227 square feet of undevelopable land underneath the Metromover. The two pieces of land total 1 acre, according to a release.

The property is along Northeast Second Avenue, between Northeast 10th Street and Northeast 11th Street, adjacent to the Eleventh Street Metromover Station.

Akara Partners plans to develop its mixed-use hospitality-oriented apartments known as Kenect at the site. The project will feature 450 apartments, 10,000 square feet of retail and 20,000 square feet of coworking space, according to the release.

Cushman & Wakefield’s Robert Given, Troy Ballard, and James Quinn represented the seller.

Miami Worldcenter, which spans 27 acres, is being developed by Art Falcone, Nitin Motwani and Dan Kodsi. It is one of the largest commercial real estate projects on the East Coast.

Construction Permit Issued Friday For 40-Story Tower At Miami Worldcenter

Miami’s Building Department issued a construction permit on Friday for another 40-story tower at Miami Worldcenter.

The tower will be the second at the Caoba block of Miami Worldcenter.

The plans were first submitted in 2017. It was essentially approved by the Building Department in 2018, and was waiting for the developer to request issuance until now.

Caoba’s second tower will include:

411 apartments
4,103 square feet of ground floor retail
There won’t be any new parking or pool deck, as the tower shares a podium and garage with the first Caoba tower.

The new tower will rise 413 feet. By comparison, the existing 43-story Caoba tower is 442 feet.

Cohen Freedman Encinosa is the architect, as with the first tower.

Kaufmann Lynn is listed as the general contractor that pulled the permit on December 17.

Another Tower Appears To Be Launching Soon At Miami Worldcenter: The Crosby

It seems that Miami Worldcenter will be getting yet another tower, called The Crosby.

Broker Richard L. Greenfield of Green Group Properties uploaded photos of what appears to be a sales center for the project yesterday.

A scale model is also inside the office, the photos show.

The scale model looks to be just over 30 stories, and does not appear to have a parking garage.

Developers Related Group and Merrimac Ventures recently acquired a parcel at Worldcenter, but haven’t yet publicly revealed plans.

The property is owned by Abbhi Capital of Coral Gables.
Abbhi acquired the adjacent properties in two separate purchases in August 20202 and April 2021.
In total, Abbhi spent $44 million, for property totaling 2.2 acres.
Following the second purchase in April 2021, managing Partner Sankesh Abbhi told the SFBJ that he was planning a mixed-use project with multifamily, hotel, office and retail on the combined parcels.

Witkoff, Monroe plan three 57-story towers on Miami Worldcenter site

Witkoff and Monroe Capital proposed a 3.4 million-square-foot, mixed-use addition to the Miami Worldcenter development downtown.

An affiliate of New York-based Witkoff and Chicago-based Monroe plans to build three towers on the 4.7-acre site at 700 North Miami Avenue. The buildings could each be up to 57 stories tall.

The duo bought the land for $94 million in July.

The proposal calls for 540,000 square feet of office, nearly 50,000 square feet of retail, about 2,500 parking spaces and nearly 2,200 residential units, according to a project application the developers submitted to Miami-Dade County.

The application shows the homes would be one- and two-bedroom units, but it does not specify whether they would be apartments or condos. The project’s land-use attorney declined comment.

Crane Installed At Caoba Miami Worldcenter’s Second 40-Story Tower
