no surprise here, but this development's instagram account is saying this building is already 75% pre-leased before its Nov. occupancy. bodes well for future projects hopefully

I think it’s getting close to being fully leased. Pretty amazing. That area is perfect for development. Lots of walkable amenities including a grocery store. Easy access to downtown. Good transit.

Off topic from this thread. But I noticed the site on Provencher next to the chocolate place is up for sale. It was a 6 storey ish thing, similar to this development on Des Meurons.

Market forces. It fell through a while ago.

Just noticed the land was for sale. Not sure if that's recent. But I drive down there regularly and just noticed.

Wasn't there also opposition from the site's neighbour, Constance Popp Chocolate, who complained that the building would block the sign she installed on the side of her building along with the mural? I don't know if this opposition was communicated at a variance appeal but I seem to recall that it had a negative effect on the site's development.

They were mad the new building blocked their mural and sign. The new proposal accommodated their sign location. You can't expect too much when your building is built to the property line. Accommodating their signage in the front foyer area of the new proposal was reasonable and neighbourly. (Sorry for going off topic..)
