South Korean developer SamKoo Development plans to start construction on its mostly affordable $200 million mixed-use condominium high-rise near the Diamond Head end of Ala Moana Center in Honolulu next month, a company executive confirmed to Pacific Business News.

Hawaii’s Stanford Carr Development received approval Wednesday from a state regulatory board overseeing development in Honolulu’s Kakaako neighborhood to negotiate an agreement with its interim executive director on a proposed seven-story office building as part of the planned Kakaako Innovation Block, the head of the firm told Pacific Business News. In November, the Hawaii Community Development Authority sent out a request for proposals for the project, which is a partnership between the HCDA.

Kukui Gardens is a 21.3-acre site in downtown Honolulu. This urban infill project will replace 800 units of public housing with 3,375 new units of mixed income housing, 108,000 sf of retail space, 123,000 sf of office space and a 300,000 sf hotel. This high-density mixed use village is adjacent to a high capacity rail stop and downtown Honolulu. Courtyard typology housing atop podium parking, which is wrapped by retail, is the driving theme. Prevailing winds are funneled through the courtyards to provide a passively cooled outdoor space. With abundant green-roof landscaping and water features, these spaces will become significantly less in temperature to the outside environment as well as social beacons of each block. Dramatic architectural forms are introduced to take advantage of views toward mountains, the bay and downtown.

awesome hawaii update. looks like, at best, the HART will end downtown for the meantime, so hopefully the kaka'ako and ala moana development boom get the train back on track sooner than some of the gloomier prognostications (2025, if ever).

Hawaii City Plaza is a new 26 story Honolulu condo is being proposed in Ala Moana on Sheridan Street across from the Wal-Mart. The property at 701 Sheridan street was purchased last year by a Chinese development company. The auto repair shops will make way for this 163 unit Ala Moana condo. Hawaii City Plaza would have commercial space on the ground floor allowing for 3 restaurant spaces with side walk seating and creating a promenade.

South King Student Housing - Construction to start in November 2016.

This 590-bed mixed-use student housing sits atop a podium consisting of retail and a three-level parking garage. Above the podium base, the Student Housing is conceived as a U-shaped volume. The high-rise tower anchors the northeast corner of the site at the intersection of South King and University Avenue in Honolulu. The top level of the building houses common amenities and an outdoor social space with spectacular views of Honolulu, Diamond Head, and the ocean. At the ground level, the project features 10,000 square feet of landscaped public open space that activates the street and enhances the public realm. Half of this space is landscaped with a variety of indigenous trees and shrubs. The retail, restaurants and residential lobby will be accessed through this public plaza.

Chinese investors plan to build a 407-unit condominium-hotel high-rise tower near Ala Moana Center in Honolulu.

Hawaii City Plaza LP, headed by California Investment Regional LLC, presented plans Tuesday night to the Ala Moana-Kakaako Neighborhood Board. The project team, which includes Honolulu-based FSC Architects, also shared renderings of the Hawaii Ocean Plaza project.

Pacific Business News broke the news about the project, which will include 207 condo units and 200 hotel rooms in a 40-story tower with units ranging from one- to three-bedrooms.

Hawaii Ocean Plaza also will have 16,261-square-feet of commercial space and 410 parking stalls.

The total square footage of the project is 449,815 square feet.

The City and County of Honolulu’s Department of Planning and Permitting recently issued a demolition permit for the site of the planned project at 710 Sheridan St.

Chinese investors reveal details on 400-unit condo for Keeaumoku Street

Chinese investors, through a Honolulu company, plan to develop a 400-unit mixed-use high-rise tower on a block across the street from the Walmart and Walgreens flagship stores in Honolulu.

ProsPac Holdings Group LLC presented its plans and shared renderings of the project to the Ala Moana-Kakaako Neighborhood Board on Tuesday night.

Pacific Business News broke the news about the project, which will be built at the corner of Keeaumoku and Makaloa streets and will include affordable housing.

The company declined to speak to PBN after its presentation, although it released a statement saying that the project is designed to meet the growing need for housing among local residents. The affordable housing component is expected to be built within the tower along with the market-rate units and the project will meet the city’s minimum affordable housing requirement.

“The ground level of the building will offer street front retail and dining,” William Chen, assistant director for ProsPac said. “Through this project, we look forward to encouraging a pedestrian friendly, walkable and bikeable lifestyle, activating the street with wide sidewalks, landscaping, bike lanes and an open space area for public use.”

A California developer plans to build a 430-unit condominium high-rise tower in the growing Honolulu neighborhood of Kakaako, Pacific Business News has learned.

Developer Kenneth Kai Chang has recently filed a sewer connection permit with the City and County of Honolulu’s Department of Planning and Permitting for the “Ililani” development that includes 430 units on properties at 615 Keawe and 690 Halekauwila streets. Both sites total nearly an acre of land.

The Ala Moana area also is about to gain eight new mixed-use towers as it prepares to gear up for the planned rail transit project to come through the area.

A Japanese company that is one of the world’s largest producers of heating products and portable air conditioners plans to develop a mixed-use building that would include a restaurant on a vacant lot in Honolulu near Diamond Head, Pacific Business News has learned.

Toyotomi USA Inc., a subsidiary of Toyotomi Co. Ltd. of Japan, which has sold more than 10 million heaters and air conditioners in the United States, recently filed a $530,000 building permit with the City and County of Honolulu for the new two-story building at 3212 Monsarrat Ave. next to a Coffee Bean & Tea Leaf location.

The plan calls for a restaurant on the first floor and a residence on the second floor.

Honolulu-based Zone Partnership Architects is listed as the architect for the project. The firm specializes in planning, design and construction management. It has designed such projects as restaurants, warehouses, custom homes and retail shops.

A Chinese developer is building a 690-unit mixed-use condominium high-rise tower near Ala Moana Center and Walmart in Honolulu, which would become the eighth tower proposed for the city’s growing Ala Moana-Kapiolani area, Pacific Business News has learned.

Last year, Hong Kong’s Qinghua International Holdings Ltd. purchased a nearly 30,000-square-foot parcel at 1338 Kapiolani Blvd. for about $15.4 million and the next door property at 1356 Kapiolani Blvd. for about $6.1 million, as first reported by PBN. The two properties combined total about one-acre of land.

Earlier this year, Qinghua’s subsidiary purchased the 10-story office building known as “Tissue Genesis Tower” in Downtown Honolulu for $12 million, as first reported by PBN.

The developer recently filed a sewer connection permit with the City and County of Honolulu’s Department of Planning and Permitting to build a 690-unit tower that would include a 75-seat restaurant, 7,200 square feet of retail space and a health spa that would employ 10 people, public records show.

A developer plans to build a 35-unit apartment building in Honolulu on land directly across the street from the University of Hawaii Manoa campus and a H-1 Freeway on-ramp, Pacific Business News has learned.

Robert Tema Trust recently filed a sewer connection permit with the City and County of Honolulu’s Department of Planning and Permitting, for a 35-unit project at 2779 Waialae Ave.

The property includes a vacant 20,295-square-foot lot and a 6-unit apartment building.

The lot is zoned for an apartment building project with a 150-foot height limit.

A developer plans to build a 120-unit apartment complex in the Honolulu neighborhood of Makiki, Pacific Business News has learned.

The project would be located on a vacant 22,298-square-foot parcel that’s surrounded by residential projects in the area on Spencer Street.
The land at 1060 Spencer St., which had been listed for sale, is now off the market, according to the sales listing.

A sewer connection application for a 120-unit residential project has been recently filed with the City and County of Honolulu’s Department of Planning and Permitting. - - - is listed as the applicant, the permit shows.

A California developer plans to build a 500-unit high-rise condominium-hotel tower at the parcel occupied by the Heald College Building next to Walgreens’ flagship Hawaii store in Honolulu, Pacific Business News has learned.

The project includes 301 studios, 122 one-bedroom, 71 two-bedroom and six three-bedroom units, as well as 5,640 square feet of retail space. The breakdown of the number of hotel rooms and condo units was not immediately available.

Executives with Los Angeles-based Salem Partners, Jim Ratkovich and Bill Witte, the developer of the development, filed a sewer connection application this week for the “Heald College Plaza Redevelopment” project at 1470, 1488 and 1500 Kapiolani Blvd., which is the address of the Heald College Building that’s next door to Walgreens and across from Ala Moana Center.

Honolulu-based engineering and planning firm Wilson Okamoto Corp. is part of the project, which was first reported by PBN.

About a year ago, Salem Partners purchased the Walgreens site at the corner of Kapiolani Boulevard and Keeaumoku Street and the Heald College Building for a total of $73.5 million, as first reported by PBN.

The fee-simple 1500 Kapiolani site encompasses 73,103 square feet of gross leasable space on about an acre of land. It was being marketed as being a part of the City and County of Honolulu’s transit-oriented development, or TOD, zoning plans that recommend a possible redevelopment of the Heald College Building site into a residential high-rise.

In October, the Honolulu City Council approved Salem Partners’ plan to build a 234-unit condo-hotel across from the Hawaii Convention Center that is scheduled to start construction in 2017 and be completed by 2020.

Hawaii regulators have approved The Howard Hughes Corp.’s plan to develop a 42-story, 751-unit mixed-use condominium high-rise project, the sixth project announced for the Texas developer's Ward Village in the Honolulu neighborhood of Kakaako.

On Wednesday, the Hawaii Community Development Authority, which regulates developments in Kakaako, approved the developer’s Aalii project, which will be located on the route of the Honolulu rail transit project along Halekauwila Street.

The project is the latest condo project to be unveiled by Howard Hughes as part of its 60-acre Ward Village master-planned community. Aalii will join the next door Aeo project that includes the state’s flagship Whole Foods Market, Waiea, Anaha, Ke Kilohana and Gateway Towers that would replace the Ward Warehouse retail complex.

A couple of warehouses near Ward Entertainment Center have been demolished to make way for the project, which will include at least 100 reserved housing units and studio, one- and two-bedroom units, 19,000 square feet of open space and 15,000 square feet of retail space. Residential units will range from about 300 square feet to 900 square feet. There will be no penthouses in this project.

Amenities will include barbecue areas, a pool, fitness centers, private rooms and lounges, some of which will be located on the 42nd floor of the tower. Other amenities will be located atop a podium that’s part of the building. Howard Hughes plans to start sales on Aalii this year, with construction starting later this year or in 2018, and completed in 24 months. The developer did not specify a cost to develop the project.

A Korean investor plans to develop a retail and restaurant building with a rooftop area on a vacant parcel near the Hawaii Convention Center in Honolulu, the broker handling leasing for the project confirmed to Pacific Business News.

About a year ago, Kapiolani 1700 LLC, headed by Korean investors, purchased the 14,403-square-foot contiguous parcels at 1700 and 1688 Kapiolani Blvd. The parcels are currently being used as a parking lot near 24 Hour Fitness and were sold by San Diego-based Cushman Properties LP for nearly $5 million.

American Savings Bank released interior renderings of its future headquarters to PBN on Thursday, giving a sneak peek at the 373,00-square-foot, 11-story building planned for the block at 300 N. Beretania St., the site of the company’s new campus.

The bank said approximately 600 of its employees will work out of the new headquarters, which will include 166,000 square feet of office space. The bank broke ground on the project on Saturday.

The development of a new, smaller stadium that seats between 30,000 and 40,000 people, which would replace Aloha Stadium, along with the 2.6 million square feet of mixed-use development of the 100-acre site of the Honolulu stadium’s surrounding property could create $1.5 billion in economic output over 25 years, according to a new report released Wednesday.

Foley & Lardner recommends in its Aloha Stadium Conceptual Redevelopment Report that the state build a smaller stadium at a cost of $324.5 million. The current, aging 50,000-seat stadium will eventually require $423 million in repairs and renovations.

An analysis done by commercial real estate firm JLL that’s part of the report said that the development of 2.6 million square feet mixed-use spaces, including a first phase of 350,000 square feet of retail, 150,000 square feet of office, a 200-room limited service hotel and 500 multi-family units, along with the new stadium could generate an economic impact of $1.5 billion over 25 years. A second phase of mixed-use spaces would add an additional 1.4 million square feet of development to the Halawa property.

The new stadium would include between 30,000 and 35,000 permanent seats, with an option to expand its capacity to 40,000 seats. It also would include 22 private suites with 18 private 16-seat suites and two 30-seat party suites leased annually, as well as two 16-seat suites reserved for state/University of Hawaii use. Additionally, the stadium would have 50 loge boxes, 1,200 club seats and at least one upscale lounge area that can be rented on non-event nights.

While Aloha Stadium has an artificial turf surface, the new stadium would have a natural grass field with dimensions for soccer, rugby and baseball. A new stadium with property dimensions could attract up to four soccer exhibition games and up to two rugby exhibition games each year. The new stadium also could attract four major annual concerts each year.

Victus Advisors, which also did an analysis that’s part of the 181-page report, conservatively estimates that a new Aloha Stadium could host about 321 events per year with an estimated annual attendance of 1.4 million people. With a new stadium, the Honolulu market could capture at least eight new major sports and entertainment events annually.

^It's very huge and yes all of the other highlighted areas (buildings, etc) surrounding the stadium would all be new development and be built right up to the new rail line stop.

Construction could begin next year on a Los Angeles developer’s $85 million plan to redevelop a long-vacant building in Waikiki that used to house retail tenants such as Niketown and Banana Republic into a 230-room hotel, Pacific Business News has learned.

PBN broke the news about the major redevelopment project, which will resemble an extended-stay inn, is expected to be completed in the second quarter of 2020.
Robertson Properties Group, which is owned by Decurion Corp., revealed more details regarding the project in a recently released draft environmental assessment for the project, including that it could start construction in the first quarter of 2018.

It will not have any condominiums but will offer 15,000 square feet of retail space on the ground floor.

Hotel operations will be managed by an “established hotel operator” and the hotel will service business and local travelers. Renovations of the four-story King Kalakaua Plaza building may include the addition of up to three floors. The new floors would be built in a “U” shaped configuration with a pool and pool deck area on the fourth floor facing Kalakaua Avenue.

Ground-floor retail uses may include a coffee shop or cafe fronting Kalakaua Avenue with additional ground-floor retail space available for other retail uses.
