I don't know. I also preferred the original. I haven't seen anything since the Cecil one. Given that it's now 3 years since Cecil's was released, we could well see it change again (hopefully for the better if it does).

Sumo Sushi has a sign on their door stating they're closing Feb 18th for relocation. No sign on Starbucks yet, but wondering if both end next month

I'm wondering if we're going to see some sort of redesign of this.

When visiting Dranoff's website, it references two properties being developed on the Avenue of the Arts, but it doesn't mention anything specifically about this parcel which had been called out in the past. And in the Arthaus renderings (there are some new ones on there that I hadn't seen!), it is noticeably absent with not even a ghost massing in it's place. Will be interesting to see what happens given that site demo is seemingly around the corner.

I know this is contrary to what most people think but if the most updated rendering is the one on the first page of this forum I actually really dig it.

Unfortunately, no. That's the old one that everyone really liked. There's a link to the CDR submission a couple pages back of the newer design.

unfortunately the drawings on page 1 were trashed. They would have been sweet, but that concept is no more. I'm pretty sure the sad replacement can be found somewhere between the first and last pages.

That rendering is already years old. Who knows what it is truly going to look like. Here's what was said when that second rendering came out:

Developer Carl Dranoff and architect Cecil Baker have teamed up again after One Riverside on the Schuylkill, and are planning to build a by-right, 361-foot-tall condo building on the corner of Broad and Pine. Currently, the corner is home to a Starbucks and parking garage.

The design has also changed substantially, with Baker creating a skinnier, taller, and metal-clad building—“something that was not a glass tower,” he said. The taller tower is the result of the 11-foot, 9-inch tall ceilings in each condo unit, which will average about 2,500 square feet.

Those renderings are the best guess we have of what this will look like, but they are very old.

Isn't the permit only valid for a certain amount of time? Or is that the demo permit only? Hopefully Dranoff doesn't get embroiled in litigation on One Ardmore (and does a better job here). https://www.inquirer.com/news/pennsy...-20200226.html Aimco now owns it. But Dranoff was responsible for the construction.

It's entirely possible.

If I recall correctly, this is intended to be a rental building.

Arthaus is condominium.

The point being, they generally have different financing vehicles so it probably makes it less risky from a lending perspective and will likely be originated by different banks, etc.

That's true, so I wonder what the delay has been? (and I don't buy that Carl can only handle doing one building at a time. That's what staff is for) I can't imagine the location being a downside, since he and others have been successful further south on Broad St. and rents just seem to be steadily raising. I just hope we don't end up with another Philly Special, glass and metal panels designed with no imagination.

Latest rendering is dull, but at least it's a lot better than Symphony House. I seriously hope the design changes though. From the article TempleGuy1000 posted:

Yikes 2 to 1 parking ratio a block from the BSL in basically the most walkable area of the city??? You can do better than that Carl.
