New Renderings Released For LOFTY Brickell At 99 Southwest 7th Street In Brickell, Miami

New renderings have been revealed for LOFTY Brickell, a 42-story residential skyscraper scheduled to break ground later this year at 99 Southwest 7th Street along the Miami River in Brickell, Miami. Located across from Brickell City Centre, at the junction of South Miami Avenue and Southwest 7th Street, the 1.62-acre site will give rise to an estimated 481-foot-tall building designed by Arquitectonica with landscape architecture by Urban Robot Associates, yielding 364 fully-finished and furnished residences with curated interiors by INC and 40,000 square feet of amenities. Newgard Development Group is the developer, who has on-boarded Cervera Real Estate as the exclusive sales and marketing firm. Units will come in studio, one- and two-bedroom floor plans as well as penthouses, priced from $493,000 to $1.3 million, and will offer owners flexible home-sharing options.

The latest renderings offer a closer look and multiple new perspectives of the exterior of the building. The tower will have an attached 9-story parking structure ornamented with hanging gardens and a massive curved screen or mural on the southeast corner. The continuous wrap-around balconies form striking horizontal lines around the curvilinear superstructure.

Total Demolition Approved At Site Where 44-Story Lofty Brickell Planned

It appears that demolition will soon begin at the Lofty Brickell site.

Miami’s Building Department issued approval on April 28 for total demolition of a building on the site where the 44-story tower is planned.


According to the demolition permit, a total of 20,000 square feet of space is being demolished, at an estimated cost of $105,400.

TBRC Group is listed as the demolition contractor.

There does not yet appear to be a construction permit pending.

The developers of Lofty announced in January that more than half of units had already been sold, even before a sales gallery had opened.

Construction was planned to begin in the the fourth quarter of 2022, according to the January press release.

Lofty Brickell Developer Signs Utilities Deal For 782 Residential Units

Miami Dade’s Water and Sewer Department has agreed to a deal that will bring utilities to the site where the Lofty Brickell tower is planned.

According to the agreement recorded on September 8, the project will include:

782 apartments
11,364 square feet of full service restaurant
13,928 square feet of office
The first Lofty Brickell tower is being marketed as a 44-story building with 364 residential units, allowing short-term rentals.

Harvey Hernandez signed the deal on behalf of 99SW7 Holdings LLC.

Demolition at the site began in June, and a construction loan was announced that same month. There does not yet appear to be a construction permit pending.

Construction Permit Filed To Begin 43-Story Lofty Brickell, Contractor Named

A construction permit is now being processed by Miami’s Building Department to allow for work to begin at the 43-story Lofty Brickell tower.

The full plans for the tower do not yet appear to have been submitted, so aren’t yet under review. However, payment of permit fees, estimated at $420,000, appears to have been completed on October 27.

According to the permit filing, a total of 362 residential units are being built.

Americaribe-Moriarty JV is listed as the contractor.

Lofty will top off at 574 feet above ground, according to an FAA approval issued in late October.

The developer recently acquired additional land next to the Lofty site.

There are plans for additional development beyond the initial Lofty tower, with water and sewer utilities obtained in September for 782 residential units, 11,364 square feet of restaurant, and 13,928 square feet of office.

A groundbreaking event permit was applied for the site per The Next Miami.

It lists a groundbreaking date of Jan 31 which falls in line with the claims made online.

This will mark the third tower groundbreaking of 2023 for Miami.

Plans Fully Revealed For One Brickell Riverfront With Two Towers Of 43 And 44 Stories.

Plans have been fully revealed for One Brickell Riverfront, a 1,160,588-square-foot mixed-use development at 99 Southwest 7th Street south of the Miami River in Brickell. The proposal consists of two towers, one of which is the recently-ground-broken 44-story Lofty Brickell, and a second tower of 43 stories. Designed by Arquitectonica and developed by Newgard Development Group, the project would yield 784 residential units, ground floor retail space, 13,170 square feet of office space, and 919 parking spaces.

Lofty Brickell will rise 540 feet, and the second tower will rise 530 feet. The project’s exterior will showcase a blend of materials, including metal window walls with grey-tinted glass, glass balcony railings, white concrete slabs, dark stucco walls, cast-in-place concrete, engineered wood, perforated metal paneling, and clear storefront glass. Below are several newly revealed renderings and diagrams depicting the fully-fledged project with both towers.

Miami’s Urban Development Review Board is scheduled to review plans for One Brickell Riverfront on February 15.
