SAN JOSE — Hundreds of homes — potentially including affordable residences — could replace surface parking lots on a site just east of downtown San Jose, documents on file with city officials show.

The housing would be built on several parcels whose addresses include 95 North 17th Street.

An estimated 213 units would be built on the project site, which is at the corner of North 17th Street and East St. John Street, according to the development plans.

The Core Cos., a veteran real estate firm, and Eden Housing, which specializes in affordable residences, have teamed up to develop the housing project, which is in San Jose’s Julian-St. James neighborhood.

The 213 units would consist of 113 large-family apartments that would be affordable, 64 apartments for seniors, and 36 for-sale townhomes that would be offered at affordable prices, the project plans show.

The family apartment section of the development would include 8,300 square feet of amenities and an open-space courtyard.

The senior apartments would be accompanied by 10,400 square feet of amenity spaces as well as a courtyard for the open spaces.

The for-sale townhomes would include an open-space paseo.

The developers are also considering ways to accomplish an “adaptive reuse” of IBM’s first operation on the West Coast, an 80-year-old structure at East St. John Street and North 16th Street dating back to 1943 that is known as IBM Building 800.

“The architectural details will be determined through our ongoing dialogue with the community,” said Rich Truempler, a senior vice president with the Core Cos.

The 213-unit development being crafted by Core Cos. and Eden Housing is part of the East Santa Clara Street Project envisioned by the County Housing Authority.

This massive mixed-use development would feature several hundred residences and would be a way to activate this section of East Santa Clara Street and create a more lively neighborhood.

SAN JOSE — San Jose State University is engaged in talks to enable the school to occupy a prominent downtown San Jose hotel tower that would be converted to SJSU student housing.

The university is eyeing the southern tower of the Signia Hilton San Jose, according to several sources with informed knowledge of the potential real estate deal.

The south building of the lodging complex is part of the two-tower hotel at 170 South Market Street that for decades operated as the Fairmont San Jose, an 805-room hotel that is one of the city’s downtown icons.

Sam Hirbod, the principal executive of the LLC that owns the Signia Hilton, previously confirmed in April of this year that discussions were underway with a potential buyer for the southern tower.

The negotiations would leave Hirbod’s group with ownership of the 541-room northern tower, which would remain a conventional hotel, Hirbod said in April.

SJSU would occupy the 264-unit southern tower from Hirbod’s group, according to the sources, who requested anonymity because they were not authorized to speak for either the buyer or the seller in the deal.

The high-rise would be converted to SJSU student housing once the deal is completed, according to the sources.

“Getting more San Jose State students living downtown has shown to be a huge benefit economically and this would continue that trend,” said Bob Staedler, principal executive with Silicon Valley Synergy, a land-use consultancy.

It wasn’t immediately clear how the property purchase would be accomplished and what entity, individual, or organization would wind up as the owner of the southern tower.

Until a property purchase is completed, there is no certainty that any deal will be successfully concluded.

“The university is always exploring options to increase the availability of housing for its students, staff and faculty,” said Charlie Faas, San Jose State’s vice president for administration and finance. “No transactions have been finalized.”

I'll try to get down there and get some updated shots.

In the meantime, how are you liking the move to Austin so far? It's been a few years now right?

We are having an interesting discussion over on the City Discussions section of the forum about Bay Area transplants that are unhappy in Austin. If you're interested and willing, maybe you can provide us some of your insight into the pros/cons of moving and what you miss or don't miss about the Bay Area compared to Austin.

1.5 years now! Moved here in Feb 2022 but I had a planned move in Spring 2020 and I decided to stay at home a bit longer.

High-key absolutely love it! The only major bugs I would say are:

* It gets TOO hot end of May - Beginning September. I can hardly go out for a walk in the day time and it's still mid-90s at like 9pm. I miss being able to go out and walk easily
* Public Transportation here in non-existent. I miss having VTA, Muni and BART as an option

Pros:
* For me, it was VERY easy to make friends here. Something I really struggled with in the Bay Area. For example, if I connect with someone online to be friends or to find someone to date, they are most likely in Berkeley, Daly City or San Leandro and that's roughly a 45 minute drive from San Jose/Milpitas. In Austin, people are VERY young due to the University of Texas being in downtown. Lots of people moved here from around the country and there are barely any Austinites

New renderings have been published for the seven-story mixed-use development at 1881 West San Carlos Street in Burbank, San Jose. The Project will replace four low-slung commercial structures with condominiums and a senior care facility above retail. Lori Greymont of Morgan Hill is listed as the property owner.

Salvatore Caruso Design Corporation is still the project architect. The project will loom over West San Carlos with an articulated collage-style exterior, while the rear end of the structure cascades down with stepped balconies to three floors overlooking a private driveway. Facade materials will include painted stucco, bamboo-style finish, and marble tiling.

The 85-foot tall structure will yield around 227,620 square feet with 125,260 square feet for the senior care facility, 78,070 square feet for housing, 6,000 square feet for four retail spaces, and 18,280 square feet for parking. Parking will be included for 113 cars in a space-efficient stacker complex and 75 bicycles.

The project functions like two buildings with shared amenities centered around a courtyard. The two uses will share L-shaped halves of each O-shaped floor plan. The plan will create 61 condominiums and 246 senior units, with the space split between 109 memory-care apartments and 137 assisted-living beds. Each floor will have a nurse’s station and activity room. Condominium sizes will vary with a studio, 16 one-bedrooms, and 44 two-bedrooms.

Design Focus is the landscape architect. The surrounding sidewalk will be decorated with trees and planters. A pocket-plaza POPOS will be fit at the corner of West San Carlos and Brooklyn Avenue. The apartment lobbies are accessible from both of these streets, leading into a furnished plaza. The senior lobby will be accessible from a port cochere on a rear private driveway. The facility connects to a lounge, library, dining room, and an amenity space.

Cant wait to visit San Jose soon and see all the changes and new developments, it will be my first return since i last had my apartment between Japantown and downtown SJ in 2019.

The City of San Jose has published the initial environmental study for a 23-story student housing tower at 100 North 4th Street in Downtown San Jose, Santa Clara County. The property would create 1,424 beds near the San José State University campus. Investor Brent Lee is responsible for the application, and Republic Urban is the developer.

LPMD Architects is the project architect. Facade materials will include painted and textured concrete panels. The garage deck will be wrapped with decorated metal screens to allow air circulation through the site. Isaacson Wood & Associates is the landscape architect, which includes the sidewalk improvements, fifth-floor amenity courtyard, and balconies along the exterior.

The 270-foot tall structure will yield around 703,360 square feet, including 8,420 square feet for retail, 21,900 square feet of common open space, and 127,090 square feet for the four-story podium garage. Parking will be included for 287 cars and 426 bicycles. The retail shop will occupy a fairly large space at the corner of East Saint John Street and North 4th Street.

Unit sizes will vary, with 147 two-bedrooms, 105 three-bedrooms, and 78 four-bedrooms. Each apartment will have an equal number of bedrooms and bathrooms. The project will create 1,424 beds in the tower. The complex design aims to accommodate the student lifestyle with homework rooms on alternating floors, though according to the initial study, “there cannot be restrictions on who may occupy the building…” and the units “may be rented by unit or by bed.”

The 0.98-acre parcel is almost entirely vacant except for two nineteenth-century apartments. The Queen Anne-style homes will be relocated from 117 North 5th Street, remaining on the same block. The building is located across from the same block as Miro, a two-towered, 23-story apartment complex overlooking San Jose City Hall.

Construction is expected to last around 28 months from groundbreaking to completion.

I really cannot tell what the point of designing a building to look this way is..? Do architects really feel this makes it look less bulky, or perhaps more interesting—cuz it's neither. They always appear to be amateurish and confused.

New renderings have been revealed alongside environmental review documents for a proposed hotel at 425 South Winchester Boulevard by Santana Row, San Jose. A preliminary application was filed last year, but the new plans provide a detailed glimpse into how the gas station could be replaced with a seven-story infill. KT Urban is responsible for the application.

Lowney Architecture is responsible for the podium-style design, which takes the familiar approach of collage-style facade articulation. The exterior will be clad with blue brick veneer, tiles, textured fiber cement, and metal panels. The firm shares on its website that “some important design features of the project include a podium pool over the ground floor, a porte cochere, and lots of glass/ transparency at the ground floor to attract pedestrians.” Though the site doesn’t include much landscaping opportunity, Lowney has designed a program of shrubs bordering adjacent parcels and sidewalk improvements to improve the pedestrian experience.

The 85-foot tall structure will yield around 100,000 square feet, including 60,000 square feet for lodging, 5,000 square feet of amenities, and 4,270 square feet for the pool deck and fitness center. The hotel will manage 176 guest rooms, parking for 45 cars, and storage for 20 bicycles.

The 0.55-acre property is at the corner of Olin Avenue and Winchester Boulevard, directly across from the new office block opened by Federal Realty and near the historic Winchester Mystery House. Federal Realty is the same developer behind the highly successful Santana West mixed-use apartment and shopping center with parking garages to attract visitors from the predominantly suburban area. The center first opened in 2002 across from the Westfield Valley Fair shopping mall.

The area around Santana Row has since been developed with several offices and apartments. Construction is currently underway on the 688-unit mixed-use masterplan by the Pulte Group and the Hanover Company. Other proposals include a second office at One Santana West, 375 South Baywood Avenue, and 385 South Winchester Boulevard.

SAN JOSE — A huge housing development with more than 900 residences now being eyed on a site near a San Jose BART station is nearing a crucial approval that’s needed before the project can begin construction.

The proposed project is slated to be built near the corner of East Julian Street and North 28th Street, a few blocks from the site of the future 28th Street/Little Portugal BART station in San Jose, city documents show.

The housing development is expected to add 913 residences if it is built and completed, according to environmental impact materials that are being circulated for public review. The site is east of the downtown and is near the U.S. Highway 101 and McKee Road interchange.

An affiliate headed up by Loida Kirkley, a developer who focuses primarily on South Bay real estate projects, has proposed the housing development.

The proposed residential project actually consists of three housing complexes next to each other.

Here are the details of what’s involved with the three segments of the development:
— 1325 East Julian Street would total 633 units and 11,500 square feet of commercial space. The buildings would be 10 stories. This complex is called Vila de Camila.


— 1347 East Julian Street would consist of 45 residential units in a single, six-story apartment building. The ground-floor commercial space would total 2,500 square feet. This building is called Casa Inclusiva.


— 1298 Tripp Avenue, which is called Residencias Arianna, would total 235 units in six-story structures. About 820 square feet of ground-floor commercial space is included.


The development is slated to occur in three phases, according to the city documents. As currently envisioned, construction could begin in the fall of 2024 and the final phase could be completed in early 2029.

The 45-unit development at 1347 East Julian would begin around October 2024 and be completed within 12 months.

The 633-unit project at 1325 East Julian would start in September 2025 and require 33 months to complete, which would mean sometime around mid-2028.

The 235-unit development at 1298 Tripp Avenue is slated to begin construction in June 2027 and require about 21 months to complete, which would point to a completion date in the first half of 2029.

An official groundbreaking ceremony has been held for the new mixed-income residential project across from Tamien Station in San Jose. The 555-unit project is the first development from the Valley Transit Authority in two decades, with half a dozen more in the pipeline. VTA is partnering with Core Companies and Republic Urban Properties.

Construction is divided into three phases, the first of which will be the 135 affordable housing units at 1221 Lick Avenue. Apartment sizes will vary, with 20 studios, 44 one-bedrooms, 37 two-bedrooms, and 34 three-bedrooms. The ground level will feature a 3,000-square-foot space earmarked for a future day-care center.

Studio T Square and BDE Architects are listed as the project architects. HMH is consulting on landscape architecture. At full build-out, the three podium-style structures will be embellished with red-tile roofing, horizontal stone tiles, and Juliet balconies. Landscaped pathways will follow roadways between the buildings.

Construction is expected to cost around $100 million, with funding coming from the city, county, tax credit equity, and $64 million from the state’s Debt Limit Allocation Committee. According to Republic, the full development is projected to cost around $270 million. Republic was also selected by VTA to develop the land surrounding Blossom Hill Station. The 5.4-acre property is expected to see around 328 units, including 89 units of affordable housing. Further north in the Berryessa BART Urban Village plan, VTA selected Affirmed Housing to build 195 units in a ten-story affordable housing infill.

The development site is located along Lick Avenue and parallel to the Guadalupe Parkway. Residents will overlook the Tamien Caltrain and VTA light rail station. The affordable housing is expected to open by 2025. A timeline for the 420 market-rate units has yet to be established.

If the residential tower is built, the new project could become a green shoot of development activity in downtown San Jose, which is battling to escape the economic debris that coronavirus-linked business shutdowns have unleashed.

Dubbed Orchard Residential, the highrise would be developed on the site of the former Bo Town restaurant, which was a dining mainstay at 409 South Second Street in downtown San Jose until it closed in 2019.

The 30-story tower is slated to produce 540 residential units, according to documents filed with the Sant Clara County Recorder’s Office.

A real estate alliance of Westbank, a mega-developer with a global reach; and Urban Community, a local developer headed up Gary Dillabough and Jeff Arrillaga, is building the new tower.

The fresh sign that the highrise is nearing its start of development is a “construction logistics agreement” involving the Westbank-Urban Community alliance and real estate executive Richard Berg, who owns several downtown San Jose properties that are adjacent to the site of the proposed tower.

The tower is slated to begin construction as soon as November, according to several sources familiar with the project who were not named because they are not authorized to speak officially regarding the development. Some sources have direct knowledge of the plans. This news organization also reached out to Westbank and Dillabough for a comment.

Papers outlining the construction agreement were filed with Santa Clara County officials.

The agreements involve construction activities that Westbank will conduct as it builds the tower. Among the activities: construction crane operations, scaffolding, shoring, installation of tie-backs (wires or rods that reinforce retaining walls), building maintenance, rights of entry and property easements, the county documents show.

Westbank also said it would conduct construction in a fashion so as to minimize an impact on the adjacent properties owned by Richard Berg.
