Sugar House District Update, The Residences at Sugar Alley

Sugar Alley is a 186-Unit mixed-use development located in Salt Lake City’s prestigious Sugarhouse District. Class A amenities will be accompanied with 17,332 square feet of ground floor retail.

This is a map from the Dixon Building project, which is being built across the street from the Sugarmont Project. So replace the 'Dixon Building' with the new Sugar Alley project.
I thought it might help people 'get their bearings,' so to speak. The 'proposed apartment building' in the upper left side is the under-construction Sugarmont Apartment building.

The area surrounding Smith’s Ballpark will welcome a new, seven-story residential building in an area that’s attracting attention from developers if not from policymakers.

Tradition Pointe would add 78 studio and one-bedroom units in an area near a transit station that’s still zoned commercial...

...Because Tradition Pointe, at 1425 S. Jefferson, would be adjacent to existing Park Vue Apartments, its construction would fit in with the neighborhood’s fabric.

It will also receive attention from the city’s Planning Commission, because the developer is requesting permission to build higher than what’s allowed by outdated zoning in the area.

It would add five levels of residential units — 53 one-bedroom and 25 studio — above three levels of parking providing 75 off-street stalls. One level of parking would be underground and two above...

Another 1970s-era restaurant building will bite the dust for JAR Real Estate Development + Designs of Tomorrow’s six-story (1 + 5), 111-unit market-rate project on .57 acres. Do Eat Chinese restaurant and its parking lot will give way to the project’s studios, 1- and 2-bdrm units, which will range from 450-950 sf. The building’s ample horizontal balconies are prominent architectural features. The street frontage on North Temple will house a leasing office and offer retail space. A sizable art piece is planned for the middle-front of the building, complementing the glass atrium feature facing the street on the building’s top two levels.One level of podium parking will house 45 spaces, for a .4 stall per unit ratio. Across the street from Sugar House Park is this enthusiastically welcomed development. Formerly the giant parking lot of the big-box retailer Shopko, now an exciting addition to Salt Lake City's booming urban density redevelopment.
We all love getting rid of big-box old-style parking lots. Both the 80 and 60 Park Ave. structures are now completed. The 40 Park structure is progressing rapidly as you can see in the ABIDrone flyover

The buildings are replacing 9 acres of underutilized land near the heart of Sugar House. There are two new east-to-west streets to the north and south of the
development that will connect Highland Drive to 1300 East. The development will also include two new north to south throughways connecting Ashton to Stringham.

Irvine, CA-headquartered CREDE broke ground on Park Avenue Apartments, a 238-unit multifamily complex in Salt Lake City’s Sugar House community. Developed in partnership with Salt Lake City-based Cottonwood Residential, the project is set for a Q4 2021 delivery.

CREDE’s Colby Durnin says, “Park Avenue Apartments will provide highly desirable apartments in the burgeoning Sugar House area. The economic growth of Utah and Salt Lake City in particular, have led to a strong need for new residential options, as more companies relocate or open offices in Salt Lake City.”

The mid-rise 238-unit project will offer studio, one and two-bedroom apartment homes. Each unit will include nine-foot ceilings, luxury vinyl wood plank flooring, upgraded cabinetry and stone countertops, with most units having a balcony or patio. The building will also feature 1,400 square feet of retail space, a fitness center, and a resort-style pool with an outdoor terrace that includes fire pits, barbecues and two hot tubs.

TRAX Station Artwork


...With this exciting new TRAX station, a new captivating public artwork will be unveiled. Jiyoun Lee-Lodge’s (she/her/hers) The Crossing was recommended by the Salt Lake City Arts Council’s Art Design Board for commission and approved by Mayor Erin Mendenhall. This station’s construction is the product of a public-private partnership that includes local developers, the Utah Transit Authority (UTA), and the Redevelopment Agency (RDA) of Salt Lake City and will serve a rapidly growing part of the city.

The Crossing consists of two eight-foot by twelve-foot steel sculptures intersecting at an angle. These two pieces are separated by a portal – a breach that invites station users to walk around and in-between each of the sculptures. The Korean-born, Salt Lake City, Utah based artist created a design that evokes the fluidity of water, which serves as a touching reference to the transient nature of the TRAX station, public transportation users, and the neighborhood in which its located.

According to the artist, “The Crossing illustrates water spreading out so people can pass through.” The open door in the artist’s design symbolizes the ever-changing nature of our City – a hub that is constantly changing and evolving. Further, Lee-Lodge writes, “The sculpture invites viewers to notice the emergent, water-like qualities of many aspects of Salt Lake City and Utah: it asks the viewer to consider the ways that people, as individuals and as communities, move like water in this place, with swells that carry new futures and possibilities.” Throughout the steel panels, Lee integrates colorful, egg-shaped floating orbs indicating new, exciting, and unknown possibilities. The Crossing is designed to complement and augment the experience of those engaged in this space, in addition to invigorating this rapidly changing mid-town neighborhood with public art.

Central 9th continues its rapid march toward urbanization with the latest ground-breaking this week that will continue framing out the neighborhood’s main street along 900 South.

The demolition this week of the former Henries Dry Cleaners comes after years of delay due to contamination and delays from dealing with the state and may have overshadowed progress next door.

The parcels between 200 West and Washington Street (~250 West) have been a crucial underutilized space in what has otherwise become a fast-growing urban neighborhood on the fringe of Downtown. That began to change this week
with the demolition of a burned-out building and the ground-breaking of two separate but related projects.

The two projects will not only bring space for hundreds more people living in the small neighborhood, but they’ll also expand the growing retail and dining space that already makes Central 9th a space worth visiting on par with 9th & 9th and other small retail-led neighborhoods in Salt Lake City.

The ground-breaking along Washington marks the beginning of the Slate, a mixed-use project that will be the first built and over the coming 1.5 years. It will bring a five-story mixed-use project near the 900 South 200 West TRAX station.

The Slate will add 150 new units with ground-floor retail space to continue the neighborhood’s build-out. It will be the first of what will become two buildings between 200 West and Washington Street in the next two to three years.

Slate makes up what may become the western boundary of multiple developments between 200 West and Washington Street. East of the alley is the burned-out shell of a former Henries Dry Cleaners...

Next door to the above Slate Project is the Sloane(formerly named 'The Sydney')...Urban Alfandre has plans for the parcel that had been held up by the Department of Environmental Quality due to ground contamination caused by the dry cleaner until this week.
Bulldozers this week demolished the cleaner, which had been severely burned at some point over the past year.

Alfandre must remediate the surrounding soil before breaking ground on that 88-unit mixed-use project, known as the Sloane.

Together, both Alfandre properties will frame an activated alleyway and continue the build-out along 900 South near the TRAX station.

[B]A Denver-based team has paired up with a local developer to redevelop the Red Lion Hotel towers and surrounding site near Salt Lake City’s Downtown, the team announced this week.

The development would come in two phases, with a conversion to nearly 200 micro apartments late next year and promises of a mixed-use development soon after.

The parcels between 600 South and 700 South, West Temple and 200 West, amount to five acres of land. The project would be the latest to add hundreds of small apartments into the capital city as it continues an ongoing cycle of adding thousands more housing units in the coming years.

“We are thrilled with the opportunity to transform this unique place into an energetic mixed-use community in Salt Lake City’s historic Granary District,” said Kirsty Greer, Senior Vice President of Multifamily and Urban Mixed-Use Development at McWhinney, the Denver developer. “We look forward to connecting and collaborating with neighbors, local residents and businesses as we become part of this spirited community.”

While the release said the future projects are in the Granary District, it can more accurately claim a home Downtown. The Granary boundary ends two blocks west...

......“Amenities [include] a 13th floor rooftop lounge and clubroom with expansive views of the Wasatch Range,” they wrote in the release. “Residents will enjoy in-unit laundry, co-working spaces and a high-end fitness center.”

Update, The Sugar House District - The IZZY North & IZZY South Project

December, 2020...On 2100 South, near 600 East, a developer received approval for slightly more height (mainly for the building’s design) to replace two existing car-oriented businesses with mid-density housing...

...Given its proximity to the S-Line, as well as well-serviced bus and bike routes, is seeing added density west of 700 East and on both sides of 2100 South. The developer is also building Izzy North directly across from Izzy South on 2100 So. They’re providing 58 parking stalls for 71 housing units, more than 36-stall minimum for CB properties within a quarter-mile of transit.

The rendering shows people biking on the sidewalk, (which is an accurate depiction, as the city has resisted anything but a car-only 2100 South). The project would eliminate three of four existing curb cuts.

Materials Modifications - February 2021

Izzy South at 534 E 2100 South, brought High Boy Ventures and ajc architects in front of the commission for the second time, responding to comments that their building materials were not differentiated enough at first submission. Their modifications were largely praised by commissioners, who also required the proposed EIFS finishes on the third-floor terraces be replaced by cement board, a more durable material.

The project sits on CB Community Business zoning, and needed to enter design review for three feet of increased height (to 33 ft) and a gross square footage greater than 15,000 sf.

The developers plan a mirror building directly across the street, on the north side of 2100 South.



May 20, 2022 - Construction Schedule Update For Izzy North and South


Start Date: Late January ’22.


Update as of May 20, 2022
- Project description: 2-70+ unit residential, townhomes and single floor, with small commercial component on west end, ground floor.
Project Location: 550 E./2100 S.

- Excavation work has been completed on both the north and south sites.

- Foundations are now formed on the north site. A permit is being issued to allow for the closure of the outside, WB lane on 2100 S., between 500/600 East, to accommodate utility installations for the Izzy North project. This closure has been briefly delayed, but will exist for approximately 5-6 weeks

- (Start-up is now estimated to be end of May/early June). The traffic shift will begin just west of the 700 East intersection, opening back up just before the 500 East intersection.

- Completion: Fall of ’23.
