I added 160 Morgan to my 3d model and it's going to a a pretty significant impact.

It'll be interesting to watch that small area with development from West Loop pushing westward. I had no idea there are a handful of legitimate art galleries near this. I think they look industrial from the outside but I was looking online last weekend and saw them. Plus the breweries and what not over there. I wouldn't be surprised to see more residential development in that general industrial area in the next 5 years if more people kind of realized exactly what's over there.

Don't expect residential in the industrial area any time soon. The city studied rezoning the Kinzie industrial corridor back in 2018 and developers were expecting the city to loosen or remove the PMD, similar to what's been done with the North Branch. Instead, the city wanted to maintain the area as a major industrial job center and ruled out residential between Ogden and California.

Agreed - everything West of Ashland has fairly strict zoning requirements North of Kinzie up until Lake St., which would prohibit residential dev. Breweries & tasting rooms are still allowed which adds a nice mix but it will be an industrial corridor for a long time to come. The market is extremely robust with prices for industrial use trading at record highs.

The presentation for 1229 W. Randolph (9 stories) lists it as 120 ft, so this technically counts as another highrise for West Loop

This is the type of architectural diversity that is needed in a developing neighborhood with an industrial past.

Very cool design. And love the idea that they are planning for a mural. Murals make such a big difference for the streetscape - blank walls are a big negative, but a blank wall with a mural becomes a positive. I have no idea what a good mural costs, but I would love to see more of them in general.

Agreed. Wonder how long it'll last with a surface parking lot taking up most of that block - including the corner.

Similar in scale to the 160 N. Morgan proposal designed by bKL Architecture. That one is proposed at 380' with 320 units and 90 parking spots.
