Hotel developer Sam Chang of McSam Hotel Group has just broken ground on a 114-key hotel at 324 West 44th Street, and YIMBY has a first look at the development, which will be a Marriott TownPlace Suites.

Designed by none other than Gene Kaufman, the monochromatic building will rise seven stories on a through-block lot from 44th to 43rd Streets between Eighth and Ninth Avenues. The 44,500-square-foot development will have two wings connected by a landscaped courtyard, but one will be narrower than the other because the property is irregularly shaped.

The lot is 50 feet wide on 44th Street, but only 25 feet wide on 43rd, making it hard for the architect to max out the property’s development rights. Since the property is located in the Special Clinton District, new buildings are capped at seven stories, further limiting the options for massing and setbacks.

This looks great but I wish the industry could do a little better camouflaging expansion joints in masonry. These look bloody awful. Also wasn't this addition supposed to be metallic?

Its a coat of aluminum. One is brick/terracotta, the other has a coat of aluminum. The idea behind it is to have an older looking structure in harmony with a newer, future looking mid rise.

According to the developer’s website, Pei Partnership, a firm founded by the sons of renowned Chinese architect I.M. Pei, is crafting the design. Pei Partnership, not to be confused with Pei Cobb Freed & Partners, was also the designers of The Centurion, the Midtown condo lavishly clad in a cascade of Burgundy limestone.

Project: LaGuardia Airport Rebuilt

LaGuardia Airport's four terminals will be consolidated into one hub and the entire facility will be moved south almost the length of two football fields, under a $4 billion plan proposed by Gov. Andrew Cuomo Monday.

"New York will have the newest major airport in the United States," Mr. Cuomo said, alongside Vice President Joe Biden, who famously said that LaGuardia Airport was akin to a "Third World country" in describing the facility's many shortcomings.

So like many developments in Bed-Stuy, the ground floor won’t engage with the street, offering parking and a lobby instead of commercial space.

The car-friendly zoning rules still call for parking, even though there are two G train stops within five blocks of 740 Dekalb, at Myrtle-Willoughby and Bedford-Nostrand Avenues.

A rendering is up at the construction site for the new apartment building that will rise at 369 Berry Street in Williamsburg. The design looks quite busy, and will use at least four different materials on the facade.

A tweedy brick in grey, black and beige will make up most of the facade. There will also be orange brick, beige tile and smaller multi-colored salt-and-pepper-colored tile (or possibly rock veneer). Colonial style sconces accent the entry, and a glass wall tops the structure.

The applicant of record is architect Charles Mallea, who is becoming quite prolific in north and central Brooklyn, with more than a dozen projects in Bed Stuy, Greenpoint, Williamsburg and Bushwick. Projects include a controversial apartment building with mirrored cracks at 410 Tompkins Avenue and more traditional buildings at 75 Ralph Avenue and 774 Bushwick Avenue.

Plans here call for 10 apartments spread over 8,481 square feet of residential space. There will also be 2,383 square feet of commercial space and 2,627 square feet devoted to a community facility.

The building will feature two duplex penthouse units and a roof deck. Many of the units will have balconies.
