CDR Submission for the 3rd tower here is up!

-New tower is confirmed at 16 floors, 180 feet
-Two original towers are 12 floors, 130 feet

It can be replaced.

TBH, Post Brothers is already replacing Liberties Walk.

It can demolish this as well and build a tower in its place.

If anything, it just puts pressure on Acme to step and perhaps even to expand (there are some perennially vacant spaces on the groundfloor beneath it, so expanding to a two-story model would be quite doable for Acme). With the existing population density nearby, it's been clear that the Heirloom and Acme are both doing great business despite being one block from one another. With another +/- 2,000 units, it only adds to the demand for more and better grocery options nearby. I know that at least one supermarket concept is scoping out spaces just north of Girard in South Kensington (there are a couple warehouses left that haven't been redeveloped as townhouses where large format retailers can still go). Even without the Terminal coming online, Fishtown and South Kensington are long overdue for a full service, full-sized grocery. There was one previously planned for the new apt bldg at Girard and Palmer, but I believe that died.

Very excited about this and all of the development around there. I've lived in Philly for five years and have been waiting for something to go in all of these empty lots (especially the triangular lot on 2nd and Girard). i try to walk by here and check out the whole area about once a week, and this is actually moving along pretty well. the site footprint is absolutely massive, so there is a lot to do before getting vertical. there is always a ton going on at this spot when i’m by, along with all the other spots in the area.

it’s wild seeing new buildings peek out from every angle you can think of all along this stretch - and new ones show up every week. there is also a bunch of smaller mixed-use projects going south on 2nd from here which is going to make a huge difference. there were quite a few dead spots on this corridor (especially on the west side) that are now really filling in. Northern Liberties extended is turning into one of the very densest areas in the entire city and doesn’t seem to be slowing down.

Does anyone think Trader Joes might setup shop in this part of town? So much new retail square footage in these projects and ~1500 units filled by likely middle to upper income people. Seems like a no brainer.
