I could see a corner of a lot / infill being just row homes but an entire lot in between walnut and and market and the rivers shouldn't be just row homes. Might as well just build a few nice suburban homes. The lot is zoned for cmx-3 which can go up to 800% far and is set for mixed use. Also this is right in the face of frat land old city, why do you want to build quiet luxury family mansions there anyways?
Imo they should just add in a mid rise on the corner with a restaurant at the bottom to use up the remaining far then you've got a hell of a project for this lot.
