Wow, much better. At 37-stories/415 feet, this will add a nice amount of density to the skyline here. In fact, this whole area is filling in really well. The 36-story tower at Union and Ash is topped off now. Savina is also 36 stories and is a couple blocks to the west. The Lindley is 37 stories, and I think they're still planning a couple towers on the City's land two blocks to the east. We just need someone to build Two America Plaza now.

Good height and massing. I like how slim it looks from the east and west.

Architecture wise, it leaves a lot of room for improvement though. Rather bland, generic design and cheap materials. Should place the parking garage underground and get rid of the podium. Would've liked to see a higher % affordable component included as well.

I agree with the architecture comment. It's got this awkward facade that makes it look like two separate buildings were plopped on top of each other, neither of which are that interesting to look at. But yeah the massing is good.

As for the parking garage, looking at the sheets it appears that all parking is underground.

those are competing goals. underground parking is very expensive to build and makes affordable housing prohibitive.

There are strong rumors that there will be an MLS expansion team coming to San Diego soon. They will add roof cover over seating areas, along with other modifications. But they will keep the seating capacity as is.

Currently home to a Mobil gas station and a car wash, the full city block facing San Diego Bay at 2045 Pacific Highway in Little Italy is on track to become the neighborhood’s largest — and likely nicest — office building with a developer seeking approval of a nine-story project that will also include ground-floor shops.

Last month, publicly traded real estate investment trust Kilroy Realty submitted an application for a coastal development permit and neighborhood development permit for a 137-foot tall mixed-use development with 309,000 square feet of office space and 12,000 square feet of retail space on the 1.3-acre lot, public records show.

With more than 300,000 square feet of planned office space, Kilroy’s 2045 Pacific Highway project is noticeably bigger than the firm’s existing Little Italy building and is seemingly incongruous with current market dynamics.

The project is currently being reviewed by staff in San Diego’s Development Services Department. It does not require Planning Commission or City Council approval. The property, however, falls within San Diego International Airport’s approach overlay zone, meaning the developer’s desire to build above 85 feet requires sign-off from the Federal Aviation Administration.

No photos or renders, but that site could use a nice 130+ foot building. It would have great views of the Bay and the County park.

Scheduled to open in 2027, Fairmont Manchester San Diego will occupy a prime location on the North Embarcadero of the San Diego Bay, directly across from the USS Midway Aircraft Museum, adjacent to the Cruise Ship Terminal, and within walking distance of the San Diego Convention Center and the famed Gaslamp Quarter. The hotel is part of a landmark development transforming San Diego's downtown waterfront with over 5 acres of green space and more than 1.7 million square feet of best-in-class offices, retail, restaurants, public art and entertainment.

The elegant 36-story glass tower will feature 1,160 rooms, including 69 suites and Fairmont Gold, the brand's distinctive hotel-within-a-hotel experience boasting VIP service, exclusive lounge and private reception desk. High-end amenities will include luxury spa and fitness facilities, rooftop pool, and more than 120,000 square feet of indoor and outdoor meeting space, including two 20,000 square-foot ballrooms. Working in close collaboration with Accor's Luxury Design & Technical Services team, Gensler will serve as both architect and interior designer for the development, bringing to life a unique contemporary vision, melding Art Deco and Mid-Century Modern influences. The soaring all-glass façade will be warmed and illuminated by touches of bronze. The interiors will be adorned with rich fabrics, large-scale art installations, and vibrant pops of blue and bronze, framing unmatched views of the San Diego Bay and city skyline, and flowing seamlessly into exterior spaces, giving the building a sense of place along the waterfront.

It’s literally an insult to our city to have something so ugly and underwhelming on a prime bay view spot. Even the room interior looks dated and gross, and by 2027 it will be even more so.

Isn't Chula Vista outside of any flight restrictions? They should go all out and build supertalls. Do what Downtown can't.

Realistically speaking, this area could become a next University City at the very least. It's got good transit and freeway links. The Gaylord development is going up nearby.

It's definitely starting to ramp up. Looks like E-St trolley station is getting redeveloped.

San Diego is ready to pull the plug on a long-delayed development deal promising a Ritz Carlton hotel, housing and office space on city-owned land in East Village.

On Friday, the city notified developer Cisterra and its partners that it intends to terminate the nearly 7-year-old agreement because the group won’t meet crucial deadlines for financing and breaking ground on the $700 million project at Seventh Avenue and Market Street.
