^ Gotcha. That's what I was suspicious of. With the recent demo permits, I'm just surprised we haven't seen more details yet.

330 Chestnut was approved the the Plan Commission in October at 115' tall. Now it's coming back to the CPC to grow to 125'? Seems a lot of trouble for 10 additional feet and one fewer residential units. Wonder what's going on there...

We've needed an updated u/c list for a good long while. I appreciate your efforts in doing this, and will be very happy if you want to keep your list updated every month. Zero objections from me


Interesting to see such a huge disparity between the 2nd and 3rd tallest u/c in the city now. With only 2 buildings over 500 ft u/c right now, it feels like a low point in the city's high rise boom. A lot of factors are at play of course, given the uncertain business climate due to the after affects of Covid.
That said, the construction scene is absolutely booming otherwise. Fulton Market is a brand new CBD being constructed from scratch in a very short period of time. Here is to hoping that business confidence returns and more/taller office and residential projects start getting proposed.

I agree! I hope the next cycle will be soon so NEMA 2, Parcel I, 400 N LSD, Tribune East (?), the Equinox building on Randolph, maybe a new office tower anchored by Chase Bank, and a hopefully a few more residential high rises that are over 600 ft in River North and South Loop can get built.

Dang, if the core is truly maxed out, 360 N Green will look really stumpy from a head-on view (north or south elevations). I guess that's why all the renderings show the east/west elevations or a 3/4 view.

The opaque panels on the parking garage are turning out underwhelming also. I was hoping for a quality metal surface like an Apple Store - shot peened aluminum - but it looks like they used spandrel glass that is highly opaque. The original renderings were more compelling, with a bit of translucency to the glass so you could see the silhouette of cars etc. like the Trump Tower parking ramp.

Crain's has a debrief of the six LaSalle St redevelopment proposals. The range of requested TIF money is $33 million to $115 million. Seems ridiculous to be requesting THAT much TIF money.

That means they're asking $127 million more than has been set aside from the TIF fund. I don't understand how 135 S LaSalle developers have the audacity to ask for $115 million. It's really unfortunate because it's an amazing building, but if it's taken out of the running then all the other projects would get more or less what they're asking for. Just shave the extra $12 million off 30 N LaSalle.

135 will eventually be developed on its own.

They also want to build 180 parking spots into floors 3 and 4 (they said these would be concealed/set back so as to appear as occupied floors), which they claim is essential to attract a grocery tenant. Not sure I buy that at this location of all places...

Hopefully they get the boot and somebody else ends up developing this one. I can see why they would be tempted to put parking on those floors because the floorplates are giant, but I wouldn't think it should be necessary or ideal in this location. Is the set back just for the appearance or would they have any other amenities on those floors?

I believe just for appearance, retail on floor 1/2 if I recall correctly.
