A First Look at 70-80 Unit Development Planned for H Street Corridor

"It has been awhile since we have seen any new residential development pitched for the H Street Corridor, but an 80-unit residential development will change that.

Plans filed with DC's Board of Zoning Adjustment this week outline details and provide the first images for a large new residential project pitched for the 1000 block of H Street NE. Bisnow reported earlier this week that DC-based developer District Growth had acquired a row of low-slung properties at 1000-1016 H Street NE with plans for a 70-80 unit development..."

Michael Neibauer of the Washington Business Journal tweeted an update for the Bridge District residential building in Anacostia.

"Redbrick LMD was issued a permit issued Friday to go vertical with The Douglass at the Bridge District, 632 Howard Road SE. 14 stories, 757 units (78 IZ), 50,000sf of retail. Architect: ZGF."

Plans Filed For DC's Largest Residential Conversion Along Connecticut Avenue

"The development team behind the largest residential conversion in DC has filed plans for the development with the city.

Post Brothers has plans in the works to convert the Universal buildings at 1825-1875 Connecticut Avenue NW into The Geneva, a sprawling residential development with upwards of 600 apartments. The development team submitted plans for the project to the DC's Board of Zoning Adjustment (BZA) in December and will go before the BZA in mid-March.

Post Brothers acquired the two buildings, which sit across from the Washington Hilton, from JBG SMITH earlier this year..."

I was in DC this week and it looks like work has started on the Cotton Annex redevelopment in Federal Center, SW. This was formerly a Dept. of Agriculture building and it is being redeveloped into 564 residential units.

"The plans for the second phase of DC's Bridge District are coming into focus.

Nearly 18 months after UrbanTurf reported on the first phase of the massive new development near the 11th Street Bridge park, the team led by Redbrick-LMD has filed a design review application for the second phase that will deliver upwards of 1,000 units to Poplar Point.

The two-building project will include approximately 825 residential units, 151 lodging units and about 24,400 square feet of retail. Designed by ODA and BBGM Architects and Interiors, the new buildings will be located along Howard Road SE between South Capitol Street and I-295, about a quarter mile from the Anacostia Metro station..."

Michael Neibauer from the Washington Business Journal tweeted that a 10-unit residential building is planned for the site of a vacant lot near Mount Vernon Square and the Convention Center.

"Another new building, this time with 10 units at 1128 10th St. NW. Looks like the former building there was razed some time ago, leaving a lovely overgrown lot. Not sure if it still looks like this..."

"Earlier this week, UrbanTurf looked at the large residential developments on the boards between the H Street Corridor and Benning Road. It seems that we missed a pretty big one.

Mill Creek Residential's Peter Braunohler tells us that the firm will break ground in the coming weeks on Modera H Street, a 325-unit apartment building at 801 17th Street NE. The five-level development, designed by Moya Design Partners, will be wood construction over a three level concrete podium. Approximately 12% of the apartments will be Inclusionary Zoning..."

Douglas Development Plans 36-Unit Conversion on Eastern Edge of Georgetown

"A proposal is on the boards to convert a smaller, aging office and retail building on the edge of Georgetown into a residential development.

Douglas Development is looking to convert 2715 M Street NW (map) into fully residential use. The plans call for 28 new apartments to be added to the existing eight residential units; the new units will primarily be one-bedrooms. Emotive Architecture is designing the conversion.

There are currently 62 vehicle parking spaces on the basement level, but only 11 spaces will be required upon change of use. There will also be bicycle parking on the lowest level..."

"Permit issued to go vertical with a 40-unit multifamily building (3 IZs) at 1358 Florida Ave. NE. 31,202sf. Construction reportedly started a year ago on this, likely tied to the raze of previous buildings there"

Here is a development at the Capitol Riverfront/Navy Yard.

"Foundation-to-grade permit issued for Urby at The Yards, 1331 Yards Place SE (aka, Parcel H). 450+ units, 25,000+sf of retail. Developer is Brookfield. Architects: WDG and concrete."

"A recent filing indicates that a large new residential development in Glover Park is moving forward.

A modification of significance was filed with DC's Zoning Commission earlier this month for a planned unit development (PUD) that would replace an office building adjacent to The British International School of Washington at 3300 Whitehaven Street NW with a five-story residential/educational building. Grosvenor is the developer and Hickok Cole is the architect..."

"A large apartment project in the works along one of Anacostia's main thoroughfares could get a key approval later this week.

Helin Investment has proposed a five-story mixed-use building at 1605-1607 Good Hope Road SE. The development, designed by Teass\Warren Architects, will have 87 apartments and 1,200 square feet of retail..."

Here are some photos of developments in Southwest I took photos of this weekend. I also went to the Rubell museum, which recently opened in October 2022 at the former Randall Junior High School. Marvin Gaye graduated from this school but it has been vacant for more than 15 years.

197 units and a new church are being built at 60 I Street, SW.

This residential building is on South Capitol Street, SW, across the street from Nats Park. All of the cranes in the background of the photo are for various developments at Buzzard Point.
