^ The permit and approval process for the re-use of heritage buildings is more or less ridiculous. There is so much of a project left to the whim of UDAC that can result in big cost adjustments to the developers.

And that's not even getting into the (now) 2-step permit process, issues with Hydro/Utilities, variances for non-sensical setbacks, lack of parking, etc.

It's not easy, and only certain developers are willing to go through with it.

Good read. It's a pleasant surprise to see this project happening.

There has been a slow but somewhat steady march of development in that area that connects the West Exchange, The Forks and the Portage and Main area... it would be nice to see it continue.

Same owner who had the issue with the Scott Memorial Orange hall on Princess. Hopefully no unforeseen structural issues leading to that outcome for this project.

^^^It is all part of the plan. Carefully remove a couple of support pillars, have the building lean a little, then be forced into demolition and then build this -

He also did 272 Main, which was a success (thanks to some brilliant structural engineering).

I guess it's a good thing the pitchfork mob didn't run him out of town for the Scott Block thing (that wasn't his fault anyway).

I'm clueless. What was the Scott Block issue? The request to delist from historical status?

Truth. Covid economics really put the hurt on a hurting downtown. Any residential is a great thing and it looks like a decent enough project to me.

This Building. When they were redeveloping the block, there was an error in the construction/renovation to the Scott Memorial Orange Hall Building that caused it to shift (badly) resulting in its demolition.

It basically fell over during the conversion into residential.

It was demolished and replaced, and the Carriage Works project was eventually completed.

Ooff ya, okay I remember that disaster. I think I mixed up Scott Block vs Scott Hall. Fingers crossed no massive structural issues here.

Is this project still a go? Most of the Portage-facing windows in the vacant building are open which does not strike me as a great sign...

Nothing concrete or official but still a smidgen of new details nonetheless... I came across this today, it looks like the have recently put up the CRU's for pre-leasing "Fall of 2025" according to this brochure:138 Portage Ave E
