Midtown Atlanta is becoming a hot market with some tracts in the 50,000 - 60,000 range and increasing.

^ while there are many core tracts in atlanta that saw very fast growth last decade, i can only find one tract in the 50 - 60K ppsm range:

other core atlanta tracts >20,000 ppsm:

I know but it really should be considered its own separate central to downtown neighborhood.

Not many any Nimbys in DTLA, yet

It is easier to get something built in DTLA without nimby/anti-gentrification opposition than in the burbs. Plus high density skyscraper projects are allowed by zoning. Thus the booming supply of housing units, almost all in highrises. The demand is also high, because DTLA has become a cool place to live, although homeless people everywhere camping on the sidewalks dents the image. But they also live on the sidewalks in places like Venice. Slowly but surely, housing for homeless may expand, removing the Calcutta vibe. 10 years from now, DTLA may look like downtown Toronto does today, with a few more supertalls thrown in. Maybe even by the Olympics.
