I appreciate the optimism, but if there was demand for that, why is 13th and Market still a parking lot? For years, They have marketed that lot for that very thing and diddly squat has came of it. I think a more realistic expectation, would just be someone other than Alterra coming behind and actually doing the reskin conversation.

Maybe its a hard sell because of the state of Market East.

^with respect to the landscaping, the lawyer in me says "tripping hazard." It also looks like they were trying to find a use for broken pavers.

And I mean, those trees are supposed to grow right? like that seems pretty constrictive.

This turned out nice. The only bummer is the loss of the West facing cutout/terrace.

Once the offices open, a coffee shop would do well in that little corner building.

Love this building. Deserves to be taller though! The little building next door adds so much character! It's the type of thing that architects try to artificially create but just can't. The ultimate would be for someone to develop the corner property while leaving this little building intact.
