NYC based Related Cos. announced a five tower project just south of downtown. The tallest is 50-stories, and it looks like the second tallest one is ~41-stories.

Swede Hill Hotel Site Seeks Rezoning for Downtown-Adjacent Apartment Tower

It’s the second tower planned for the triangular region just east of Oakwood Cemetery where MLK Jr. Boulevard passes over the highway — you may recall that Ledgestone Development Group, owners of the Denny’s restaurant sharing some of the DoubleTree’s parking lot, are also hoping to raise a condo building an estimated 18 floors directly next door. The DoubleTree tract is instead owned by the San Diego-based Pinnacle Holdings, and despite their mutual interest in adding greater density here the neighboring projects appear unrelated for now.

The proposals keep coming, but the financing is not following suit unfortunately.

But whenever that next building cycle starts, there will be a lot of proposals - many of them already approved - ready to start.

Demolition Expected for Fifth and Lavaca Corner in Downtown Austin

Although the site plan for the hotel project here is still working its way through the city’s permit system, the demolition of the two adjacent structures housing the bar has already attained approval from the Historic Landmark Commission and the city, and judging by the timelines provided by developer Merritt Development Group in its public filings we expect this corner to be cleared for construction sometime this year.

I like the design of that one and hotels - especially in Austin - are likely less sensitive to funding challenges at the moment, despite occupancy rates hovering in the high 60's on an annual basis. Austin is always going to be a good market for tourism and increasingly business travel.
