Updated master plan for the Baltimore Peninsula. Developers are still planning for 14 million sq/ft at full build out (that does not include the Under Armor campus or Mark Sapperstein +800 unit-residential neighborhood to its immediate west)

Based on the shadow diagrams, and what is being built thus far, it looks like they are planning for some high-rise buildings in the 20-30 story range at the bottom tip of the triangle and definitely closer to the highway. Is there a rendering that shows an expected skyline view? This could be really cool, and love all the green space and athletic uses along the waterfront.

Yeah all the building in the renders are in the 100-300’ range so it’s not going to be breaking skyscraper records (gone are the +100m skyscrapers facing I-95). Either way it’s going to add a completely different dynamic to Baltimore much in the way Navy Yards/The Warf did for DC & Seaport did for Boston.

Wow this looks like an amazing development! Is this in the area where Sagamore Spirits is located?

Yep! Phase 1B is wrapping up (1.1 million split across 5 buildings). 2 more buildings are planned to break ground this year but their usage & pad location is under wraps atm.

The city is in the early planning stages of a N/S transit line. One of the options is a HRT that would terminate here.

Phase II of Alta Federal Hill (1900 S. Hanover St.) started construction a few weeks back. There will be over 500 units between both. https://www.southbmore.com/2022/11/2...-construction/

(Design has been slightly updated since this render)

Completed Phase I (1800 S. Hanover St)

I was there a few months ago and was impressed by the new buildings that were going up but had no idea the whole project was this large. This will be amazing for Baltimore!

Also, Sagamore was very good, I highly recommend.

Not sure how I feel about the orange on this building. But I'm sure they were going for the Orioles theme.

~14 million sq/ft. when it’s all said and done

Yeah developers from NYC & SF took over the project so they’re on full steam-a-head mode. Under Armor broke ground in their HQ across the street. That whole section of city is going to be pretty much non-stop construction for the next decade or two.

It’s more rust colored irl. The direct sunlight just makes it pop really crazy in the photo.
