they've been working on the wensworth connector for like the past 2-3 years now when are they going to get started on the park/buildings/new underground red line station???

I dig the high-rises in the rendering but not as much the observation tower.

When will it be decided finally what gets built at 78?

Looks like Covid did a real number on Related's investors and prospective tenants, so they put all of their chips on the casino plan and back-burnered everything else, maybe even the DPI.

If they do get selected for the casino, I'm guessing they will just cancel the new Red Line stop. That was only included to convince office tenants that this site could be accessible to North Side workers, but if the site has a much smaller office component (or none at all) then it's not needed.

If they don't get selected for the casino, I don't know what they'll do. Remember that Related is just a developer-for-hire, the real owner is still Nadhmi Auchi, the Iraqi billionaire. He might decide to dump Related, and the 78 development scheme, in favor of something easier to build like the big townhouse-and-IKEA plan we saw back in the 00's when Tony Rezko controlled the site. Or nowadays, maybe (ugh) an Amazon warehouse.

Plans for U of I research center in Chicago move ahead

Plans for the big Discovery Partners Institute research center in the South Loop took a meaningful step forward today as Related Midwest announced it has transferred to the University of Illinois the title to an acre of land near the southwest corner of Related’s property, The 78.

DPI said the action clears the way for construction of its first building, a $250 million-plus, 261,000-square-foot structure that will house classrooms, lab space and offices. Construction should begin next year, said DPI Executive Director Bill Jackson, with completion in “late 2025 or early ’26.”

So this is the new plan, then. Mega casino at the north end, DPI at the south end, and a park in the middle that nobody will use.

Buh-bye, mixed use neighborhood. Buh-bye, 15th St connection and new Red Line stop.



Here's hoping they lose the casino bid so they're forced to recalibrate again.

Wouldn't a casino and university research facility need a connection to the L?

No, the math doesn't work out. The subway station would cost about $300M and would be paid for out of property tax receipts (that's how a TIF works).

But the DPI site is now owned by the state and won't pay any property tax. The casino will generate lots of property tax, but the people going to the casino won't use transit- or at least, not enough people will use transit to justify spending $300M on a new station.

Unless development plans change again, I assume we will see CTA move some bus service onto Wentworth through the site and that will provide the only transit access.

The casino would likely prefer not to have a station.

The university would desire one, but it’s only a 10-15 min walk to Cermak-Chinatown from the South end of the 78.

Not enough density in the South half to call for a station anymore.

This development makes me wonder if the casino is even a serious proposal now..... Am I the only one that thinks it's a bit weird to have a dedicated UI research center butt up against a shiny new casino? Seems like the only way this may be happening is if there's expected knowledge that the casino isn't happening here.

the community park should become a mixed use supertall, then the math for a new station will work out

They don't butt up, that's the point. There's a big DMZ between them, which they're calling a park because they don't have any better ideas. The way they will reconcile the two is with a shitty, suburban site plan that isolates them from each other and discourages pedestrian activity.

It is interesting to see that they're still showing the Rock Island tracks relocated and a connection at 15th. Maybe that's still the long term plan even if it's been pushed far into the future.

But I do think the Red Line stop is doomed - once Related started looking into the idea, I think the cost estimates kept going up, even as they had to temper their expectations for developing the site. At some point the math stopped working - maybe when Dearborn Park forced the station to be moved west of Clark, putting it directly under a busy railroad junction.

DPI has been planned for this location before any casinos were proposed.

That’s a huge reason why I’ve been banging the drum against the Rivers 78 plan.

Completely throwing away the potential for a mixed use district boosted by a university campus, in favor of a casino that would be more profitable in other locations.
