Rejected by San Francisco’s Board of Supervisors at the end of 2015, when the proposed purchase price was $80 million, the term sheet for the sale of the City’s five-story building at 30 Van Ness Avenue, a building which sits upon a prominent parcel which is currently zoned for development up to 400 feet in height, has been tentatively approved by the Board’s Budget and Finance Committee with a contract price of $70 million.

While $10 million less than previously proposed by Related California, Lendlease Development has agreed to offer 25 percent of the future 30 Van Ness units at below market rates versus 15 percent under the terms of the 2015-era deal, but with higher income limits for the additional 10 percent . . . .

San Francisco’s current Board of Supervisors are slated to vote on the sale next week.

Socketsite reporting that rather than wait for a Hub District Plan height increase, Lendlease Development will seek the passage of a Special Use District and amendments to the City Zoning Map to increase the tower height to 520 feet and add two stories of office to the existing podium.

The tower would contain 562 residential units, 25% priced at below market rate.

^^Nope. You assume wrong.

This is NOT One Oak. This is across the street. Even addresses are on the east side of Van Ness. But the earlier post with photos makes it pretty clear where this is: The northeast corner of Market & Van Ness whereas One Oak is on the northwest corner.

Kinda filler... But not so bad. Nice and modern. It's always cool to reuse part of an existing structure.

Multiple people seem to be mixing up the upcoming projects around this area and their threads. This one isn’t reusing anything, but the one a block further south is.

According to the Socketsite article they are planing to reuse the current building and add couple of floors along with the tower of course.

I read the notice as 98 Franklin to be 31 residential stories above a 5 story podium. The 45 story story is a different building at 30 Van Ness.

since this is the thread for 30 Van Ness, that is the one I was referring to.
