Looks like the large project across from Hether next to Bouldin Acres may be getting started …

Bouldin Village, 375 units? I thought it was targeting October for start, but maybe there’s some work to be done prior to demo?

Can the city please fix the hether/Mary and Lamar intersection first. That thing is a death trap to bikes and pedestrians.

I think about 10% of drivers actually understand that light cycle and that you cannot just turn left into the side of my bike.

I think they may have mistyped the address, and this should be 1615 (not 1516), across the street. The 1615 property had a recent app to “Increase the height of the building to three total stories”… and the ground floor looks a lot like the existing ground floor structure (see Google street view). That said, the abc website suggests it’s some sort of a mixed use three story auto repair shop, which is confusing to imagine with that rendering lol.

Re: Peter Pan Mini Golf and demo'd McDonald's on Barton Springs Rd.

More bizarre than perhaps we all knew.

Quote:
Future of Peter Pan Mini-Golf, old McDonald's site in limbo
Trustee sought to manage prime sites near downtown; Peter Pan hopes to keep flying

In the heart of Austin, two adjacent prime properties sit in limbo, caught up in the real estate dealings of a large state agency.

One is the fenced-off site of a demolished McDonald's restaurant at South Lamar Boulevard and Barton Springs Road. The other, just to the east, is Peter Pan Mini-Golf, a local business that embodies the fabric of quirky and laid-back old Austin as much as anything else south of Lady Bird Lake.

The fate of these sites will be in the hands of an as-yet-unknown individual: a trustee who will be appointed to oversee family trusts that control the land in question and were set up to aid the Texas Juvenile Justice Department and the state's orphans.

.....

In the latest update to the saga, a spokesperson for the TJJD said in July the agency is seeking a qualified third-party trustee and an advisory committee to manage the adjacent properties at 1207 and 1209 Barton Springs Road, where leases are maintained through the Parrie Haynes and John C. Wende trusts. Currently, the TJJD board is serving as trustee for both.

I know it's used way too much when people see a local biz under threat, but Peter Pan is truly a landmark recreational site. The city absolutely should look into preserving it.

Fold it into the parks, and run it like one. That might take away byob, but i'd rather fight that down the road than see that big colorful dino go away.

Ugh this might be my Nimby moment but I seriously can't imagine I'm alone in this. Unless the developer plans a sick as fuck housing tower WITH peter pan rebuilt on the roof. Imagine the chaos and fun of rooftop mini golf with a skyline view?

I haven’t been to Peter Pan in years. Does it stay pretty busy? I love the rooftop idea.

It seems to. I'd imagine their issue is more their rent than getting more visitors but could be wrong. I'm surprised they don't own the land to be honest.

Yeah! rooftop mini golf with all those kitschy over sided characters looming above. Just fence it well and it should be safe enough. Toss in a rooftop bar for good measure.

When they renegotiated their rent in 2019, they ultimately started paying $5500/month. Based on what TCAD has the value of the property at, that amount isn't too much more than just the cost of property taxes for it.

Given that the land is owned by two different trusts, I have to imagine that the trusts have been set up such that Peter Pan (in some way or another) is near-guaranteed a significant discount on rent. Otherwise, unless the trusts were very poorly structured, I can't imagine a way that the trustees would have been able to give them a price like that at the time.

All of this to say, it seems like the trusts that own the land want Peter Pan to be there, and switching around the trustee isn't too likely to change that.
