That's a great tower. To me it looks like a modern twist on art-deco. The crown of the building looks like an old light fixture at the base of some grand old skyscraper or in the lobby of one.

Kuafu Properties Lands $200M Loan on Recent UES Buy

DANIELLE BALBI
OCT. 22, 2015,

Quote:
Mack Real Estate Credit Strategies provided a total of $200 million in financing for Kuafu Properties’ recently acquired Upper East Side development site, according to records filed with the city on Wednesday.

Mack’s loan is comprised of a $123.5 million first mortgage and roughly $76.5 million of previous debt on the property provided by M&T Bank.

The Chinese development firm bought the site, which stretches from 143-161 60th Street between Lexington and Third Avenues, for $300 million from New York-based World Wide Group. The company went into contract for the site in June according to The Real Deal, and the sale closed in October.

The site sits directly across from the Bloomingdale’s flagship store, and contains more than 282,000 buildable square feet.

Kuafu has a number of big projects in the works, including a $340 million mixed-used development on 86th Street and Lexington Avenue in partnership with Ceruzzi Properties and Stillman Development International. The firm is currently seeking $50 million in EB-5 money for that project, and construction will begin in March, as Commercial Observer previously reported.

A representative for Mack was not immediately available for comment.

151 East 60 [th] Street is a 19,684-square-foot site with 200 feet of prime frontage along East 60 [th] Street across from Bloomingdale’s and adjacent to the 59 [th] Street/Lexington Avenue subway station in Manhattan’s Midtown East retail corridor. Plans for the site include a luxury residential tower with ground-floor retail that will offer expansive views of Central Park. The undeveloped parcel has zoning square footage that will accommodate up to 350,000 square feet with development slated to begin in March 2017.

HFF’s debt placement team was led by Christopher Peck and Jay Marshall.

“It was a pleasure to advise Kuafu Properties in this transaction so it could successfully capitalize the acquisition and pre-development of an irreplaceable development opportunity. This facility will provide the requisite liquidity to prepare for vertical construction of an iconic tower in a prime location within Manhattan,” Peck said.

Until now, the residential supertall boom has been focused on the core of Midtown, with One57, 432 Park, 217 West 57th Street, and 111 West 57th Street all rising in the blocks between Eighth and Park avenue. Now, we have fresh renderings for Kohn Pedersen Fox’s entry into a design contest for 151 East 60th Street, which would rise on the corner of Lexington Avenue and East 60th Street, stretching Midtown’s new skyscraper crown a few blocks northeast of its current local maxima.

While the design is certainly flashy, the plans are far from a definite go. The entry was for a competition, and while no winner has been publicly announced, even the plans that win RFP submissions typically see major revisions in the translation from renderings to reality. The site’s developer, Kuafu Properties, closed on the assemblage for $300 million back in October.

Keep in mind that isn't the design; it's just the submitted proposal by KPF architects. The developers haven't revealed the final design.

All we know is that it will probably be a supertall, have a large retail base on Lex, and the tower will be set back on 60th Street.

I'd be happy with that design. I love the slight fan shape.

That is a beautiful design. I hope they release other entries into the competition. Even if they don't get built its always exciting to see what different firms come up with.

Not a fan of outward tapers. They're the ultimate architectural gimmick IMO.

Another giant for the eastside. Not a bad design either. Let's hope whatever gets built is of similar quality.

I remember when Bloomberg/Citicorp/Trump were the big boys of the east side...

151 E 60th Street NYC Super High-Rise Mixed Use

New York, USA

Site Area: 28,619 sf

GFA: 411,700 sf

Height: 1,240 ft

Archilier’s design proposal for 151 E 60th Street on Manhattan’s exclusive Upper East Side is a fresh take in New York’s new super-thin “supertall” skyscraper community. Its inverted tapered form maximizes value by placing the largest floors at the top of the tower while simultaneously angling for the maximize views of Central Park. It also includes numerous non FAR landscaped terraces and loggias, effectively bringing the “park” into the building itself. A limestone and bronze material palette knits the building into its neighborhood at street-level while a sheltered motor court and townhouse lobby provide tranquil points of entry.

Not quite as elegant as the previous design was.

It looks gorgeous. I'm just sad that Bloomberg isn't taller. That building is amazing at night.

Hell, yeah. That rendering looks very promising.

And, agreed, Bloomberg Tower should have been built taller.

Seems a bit of a knockoff of 111 W 57th St. Without quite the same awesomeness factor. BUT I still like it.

That's what I was thinking, but I'll take it.

The way this tower twists/flattens as it rises really reminds me of a thinner version of 3 Hudson Boulevard.

I like it-the narrowing depth is elegant and the widening toward the top is done in a way that still makes it appear as a fan just beginning to open. I think they make the widening toward the top look much better than it usually does. It looks like it will be a very lean, classy, and elegant addition to the skyline.
