SOM’s 1245 Broadway Nears Completion In NoMad, Manhattan

Exterior work is wrapping up on 1245 Broadway, a 23-story commercial building in NoMad. Designed by Skidmore Owings & Merrill and developed by GDSNY and Sweden-based Klövern AB, the 318-foot-tall structure will yield 200,000 square feet of office space with leasing handled by CBRE. StructureTech NY and Triton Construction are building the Midtown, Manhattan project, which stands at the corner of West 31st Street and Broadway.
Since our last update in June, the construction elevator has been dismantled from the eastern elevation, revealing the final profile of the massing with its tiered setbacks.
1245 Broadway will feature a range of amenities including a private tenant lounge with skylights, private phone booths, a fireplace, communal work areas, and a beverage station. It was also previously reported that celebrity chef Matthew Kenney has signed a lease for a 7,900-square-foot restaurant on the lower levels of the office complex. His upcoming plant-based establishment is expected to serve fine dining with a brasserie-style menu and offer full-service in-office catering for tenants, and take-out availability. In recent news, Academy Award-winning film studio a24 is the newest tenant to sign on, with a 15-year lease to occupy 41,000 square feet over four floors when they move in during the latter half of next year.
The 34th Street-Herald Square subway stop is the most convenient station by 1245 Broadway with access to the B, D, F, M, N, Q, R, W, and PATH trains, while a little further to the west is Penn Station with access to the 1, 2, 3, A, C, and E trains and the Long Island Railroad, NJ Transit, and Amtrak.
The developers of 1245 Broadway are aiming for LEED Silver certification, and it’s estimated that the building could be completed in early 2022.
