This is the "Community Garden" that is actually someone's private property. That one?

The proposed apartment at Broadway & Good is going on land provided by the current owner of the block, and is being built and operated by a charitable organization to provide affordable/subsidized rentals to lower income families.

Has the city ever looked into boulevard gardens? Those will never have to make way for development.

Unless in 2038 developers are looking for space for new luxury nano apartments.

Does anyone know about the redevelopment at 145 and 149 Spence St or have any renderings? It is referred to in this WFP article:

https://www.winnipegfreepress.com/ou...576511332.html

The author mentions townhouses which would be wonderful. I feel like the supply of townhouses in the city is incredibly low.

I'd love to see some added density around this stretch of Broadway. I noticed recently that the Heather apartments on Young Street are undergoing a fairly extensive renovation:

https://www.google.com/maps/@49.8868...7i13312!8i6656

Edit: Re 145 and 149 Spence, there are renderings at the bottom of the below page:

https://clkapps.winnipeg.ca/DMIS/Vie.../c/2022/a21859

Its hard to say, but it looks like a nice development for the area.

Kind of sad that the neighbours concerns are graffiti and people sleeping in the front yard..

Their rules seem to specifically prohibit a lot of possible uses of boulevard gardens. You can put plants and flowers but no veggies.

"Shrubs, fruit and vegetables are not to be planted."

And, 1.5m of every boulevard (1m on the street side, 0.5m on the sidewalk side) have to be grass. For shallower boulevards, this is pretty restrictive.

Have you guys seen what the snowplows do to the boulevards? If the City allowed plantings, next we'd get Sally from Wolseley suing the City because her beloved grape vines were destroyed by the snow plow. And so on.

Gonna say I wouldn’t wanna eat anything from a boulevard soil pad where vehicle micro-particles and road salt are constantly being sprayed upon all year round.

This looks like a great project. On Broadway just west of Osborne/Memorial.

With recent build, West Broadway Commons and other recent buils near St Mary Ave, Good street, all nearby, this area is slowly bulking up, making the area a bit safer and livelier.

They are the best, it’s nice to see their vision of a bricks and mortar come to fruition, it’s been a long road for them.

There is another in planning at 661 Broadway - 4 storey/20 unit.

I remember when he first opened the kiosk at the foot of the Esplanade. Lovely fella, great crepes. Hopefully this location serves them well, it's not very obvious, and is set a ways apart from the rest of the Sherbrook joints despite there being a lot of traffic. I, for one, fully intend to visit them for many breakfasts and desserts. Best of luck to 'em!

I noticed there has been some site preparation for the Rainbow Resource Centre's new 21-unit LGBT seniors living development on Broadway.

Is the Shell at Sherbrook and Broadway closed forever? It has construction fencing marked EXCAVATION and they appear to be digging up the tanks.

Quote from their electrical permit:
"Disconnect wiring from existing fuel dispensers and reconnect the existing fuel dispensers when the sumps are replaced under the dispensers."

Sounds temporary.
