It's a lot of units but it's not super dense. 339 DU/acre is a lot but Altura at the same height is 524 DU/acre.

If you were to apply the density of say, iLuminate, you'd get a 14ish-story building about 300 feet on each side.

I'm mixed on buildings taking up an entire block but this at least is anchored by a bunch of retail that wouldn't otherwise be doable if it were more organically developed.

Still a lot for us. I think Altura is only about 450 units at this point. 252 in Altura and 200 in 700 N 4th st. Hopefully they get the third building built, I know when it was first advertised it said over 600 units and we were all amazed,lol. Man Phoenix has come a long way in only about 6 years!!!

I gotta love all the fake buildings they added in the background. The Near East Side area on 9th St or so looks like quite the hub of activity.

Wow it looks much better than intiial renderings. I am happy to see the podium isnt fully parking with at least one whole frontage being units with the garage hidden.

I’m loving this project too, hopefully it goes up quick, with how big it is, I imagine it’s going to take a couple years. I bet it won’t be done until the end of 2025. With that said, I know the elderly and disabled need a place to live too, of course. But wouldn’t it be awesome to see The Westward Ho redeveloped into lofts now?

I think this project is moving pretty fast actually, especially compared to other projects.

Chicago developers know how to build when they get going and I'm always happy to see them reach out to Phoenix for new projects.

Is a portion of this place supposed to be for that demographic? Are they literally planning to move them out of the Westward Ho into this place? The state of the Westward Ho is downtown's biggest underused asset IMO. Renovating it would be amazing. And then demo and replace the Circle K and empty lots to the west and this area would pop or be bussin or whatever word means to be incredible these days.

Taller crane height is 298' according to Stafford personnel. So tower will be 33' taller than the crane when completed.

But yeah, something needs to happed to that Circle K. I’m thinking of maybe moving to The Rey or that Ave Phoenix in November but that Circle K,lol.

Drove by this morning and was surprised at their vertical progress. The erection guys are hard at work. Nice to see some projects moving rather quickly. Between this, X Phx II, Central Station, and Palm Court, this area of downtown is bustling with cranes.

I was just looking at the artist's rendition. Wow, look at all the amazingly large trees and the bricked-in courtyard behind Westward Ho!!! LOL
