Page 16 is interesting: the area the study selected for Edmonton is twice as large as that of Calgary. Why? Calgary shows a higher percentage of jobs in its core which is (1) half the area size of Edmonton but (2) 20% less populated with residents, and (3) has 30% more jobs (no surprise). On the other hand if we reduce the size of Edmontons core the population will be much less, the jobs will likely be the same but the Jobs-to-pop ratio will increase. How would you like to spin your study? Also of note Edmonton did not contribute a dime to this study but YYZ YVR YYC and YOW did.

Downtown Calgary: Area: 6km2
Population: 44,991
Jobs: 137,030
Jobs-to-pop ratio: 3.05 as a % of the Calgary CMA

Downtown Edmonton Area: 12km2
Population: 55,997
Jobs: 92,735
Jobs-to-pop ratio: 1.66 as a % of the Edmonton CMA

The mapped size area of Edmonton's downtown was the first thing that jumped out at me. Curious what that boundary is based on and how they came to an area that is closer to Toronto and Montreal's downtown, vs the smaller cities closer to Edmonton's size.

^^YEG was involved, contributed in a variety of ways and was asked for some serious coin which it declined to provide due to competing priorities at the time.

I'm guessing properties with the highest percentage of vacancies and/or largest contiguous pockets of vacancy.

Was Stantec Tower's office space always that empty when it opened or is that just because Stantec has transitioned to remote work during the pandemic?

Stantec has a bunch of space available for sublease (which occurred before the pandemic).

3 years ago Stantec had 19 floor leased but did not use 2 floor, those were storage.

A year later they were release people. I belive a year ago they were consolidating to the lower floors. I belive they are using 1/2 the leased floors now. The floor I was on is subleased.

Our Q4 2021 Edmonton Office Market statistics were released last week. Despite an increase in vacancy and the Omicron variant postponing an immediate return to the office, our team has been encouraged by an increased level of leasing activity over the past few months.

This activity has been driven by tenants who have a clear understanding of their longer-term office requirement, and as a result are able to leverage the current office market in their favor.

Our full report can be found here:

For those that think return to the office might never be a thing, I'll have to double-check the data but figures for Singapore indicate that the return-to-the-office percentage rate is now in the very high 90s.

My engineering firm downsized from 18,000 sq ft down to 11,000 sq ft, but another firm is taking over our old space.

6.6% unemployment rate in Edmonton?
