MIDTOWN | 1105 West Peacthree | 32 + 17 + 12 floors

Might as well go ahead and create a thread for this beauty.

  • 32 floors | 645,000 sf office space
  • 17 stories | 80 residential units
  • 12 stories | 150-key hotel

Selig Enterprises plans $400 million Midtown mixed-use project

That's an awfully large/tall structure for an 80 unit residential development. Those must be huge units! Like 7-8 units per floor? With that said, I bet they'll be condos.

Yeah I didn't think about that but it appears to only be 11 floors of residential. Come to think of it, its similar to The Charles which has just 57 units in a 18 story building.

Yeah, looks like all the balconies are on the shorty 11-story building, I count 6 balconies per floor, maybe one unit has a hidden balcony

From the west, a 32-story office tower is going to look huge when it is built because there isn't a lot of height west of Peachtree, other than One Atlantic. This will add some beef to the 14th Street corridor which is the anchor of Midtown's.

The follow up of the proposal is on this month's DRC agenda.
FOLLOW-UP: 1105 West Peachtree Street
Project Type: New mixed-use development proposed by Selig. The project contains approx. 16,900 SF of retail located at the street level, +/- 81 residential condo units located on Peachtree Walk, +/- 156 key hotel located on 13th Street, 32-story office tower located on West Peachtree Street and structured parking for approx. 1,580 vehicles.

Selig Enterprises made a follow-up presentation of their 1105 West Peachtree project after first presenting plans for the full-block mixed-use concept in December 2016.  Since last month’s review, the applicant has identified solutions to more effectively screen the parking structure and to simplify and clarify the overall building design. At the request of the committee, the applicant explored alternatives for consolidating loading and service functions along 13th Street.  In doing so, the applicant was able to create more active use space, improve sidewalk conditions and pedestrian safety, and strengthen the opportunity to provide significant artistic expression at the corner of Peachtree Walk and 13th Street. With these revisions made to the initial proposal, the committee recommended support for the project.

I am really jazzed for this project to start...hope it does soon. If built according to the rendering it has the potential to be the most transformative project of this cycle in Midtown...

My only wish was having a more substantial residential portion. More units for more residents, as well as a taller building.

I am also hopeful they can make this happen. It would be great to have some more commercial development in this cycle that can absorb/attract more job growth and its a really smart project.

In this rendering, the office reminds me of a couple of recent towers in London.

Aetna has announced they are leaving Hartford, and AIG is still shopping the market for 600,000+ sq ft. Fingers crossed.
