New 20-story condo tower on pace to sell out

https://www.bizjournals.com/atlanta/..._news_headline

Quote:
Lately, there's a bit of a buying spree for the city's newest multi-million-dollar condos, offering sweeping views of the Atlanta skyline and an amenity terrace overlooking the Buckhead Village.

The recently completed $115 million project known as The Charles is on pace to sell out in the first quarter of next year.

Multiple units in the 20-story tower have sold over the past month, ranging from $1.4 million to $3 million, according to Fulton County property records. Up to 44 units are expected to sell by Thanksgiving, the developers said.

The rest should close by the end of March.

Over the past several weeks, the project is validating demand in the upper-end of the Atlanta luxury condo market, where prices generally range from $700 a foot to $950 per square foot. Three penthouses at The Charles sold for just under $1,000 per foot — rarefied air in the Atlanta condo market.

New rendering of the CA Ventures proposal at 340 East Paces Ferry Rd.
Quote:
The proposed development will be comprised of 483 luxury apartments, with an amenity package that will support the work-live-play culture of Buckhead by including state-of-the-art co-working space, podium-level terrace and pool, and penthouse level lounge.

Is it bland …or is it sleek…or maybe it’s Minimalist.

It almost looks like an office building with balconies - sort of like the Hanover apartment building.

Could be worse...it could look like the western façade of the Icon in Midtown, with a never-ending sea of protruding dwarf balconies.

The Buckhead Village is our very own organic "mini-city" that rose from the ashes of clubs, dive bars and debauchery.

The unoffical "mayor of Buckhead" and the Buckhead Coalition have tranformed this once seedy area into an urban showcase that is probably like nothing else in the southern states.

Now, if it could only solve its pedestrian problem that would truly be an accomplishment.

I wish there was a Marta rail station under the Loudermilk Park triangle. It would draw pedestrians to an underutilized park and retail and give all these new apartment dwellers transit connections to the rest of the city. Why can't real life be as easy as Sim City?

Agreed - that would be a game changer. Does anybody have any earthly idea of what Jamestown is going to do with Shops?

They have great vision with their real estate acquisitions but I'm pretty stumped how they could add value here aside from just scraping the site and starting anew?

That'd be a fun forum topic: What can Jamestown do to have success where so many others haven't?

Jamestown creative skills plus C&W leasing team will stun, different from Ponce, Chelsea or anything else. Just look at the 5 mile draw.

This is probably old news, but to me this rendering of the 99 West Paces project looks better than earlier versions.
