SAN JOSE | 200 Park Ave | 300 FT | 19 FLOORS

A little late to the party but figured this one deserves its own thread since it will be SJ's new tallest building.

This one is turning out really nicely (aside from the insane amounts of parking).

Specs:
- 300 FT | 19 FLOORS
- 840,000 sq ft of offices, 2,000 sq ft for ground-floor retail, and 107,730 sq ft for parking
- 1,755-car garage from the fourth floor down to four stories below ground
- There will also be a bicycle locker with showers for the cycling commuters.

Construction Topped Out, Facade Installation For 200 Park Avenue, Downtown San Jose

BY: ANDREW NELSON 5:30 AM ON JUNE 27, 2022

Construction work is moving fast for 200 Park Avenue, a 19-story office tower rising in Downtown San Jose. The project topped out in late January, and now facade installation is six floors away from the peak, showcasing the metallic carved design by Gensler. The project developer is the Jay Paul Company.

The roughly 300-foot tall building will soon produce 1.35 million square feet of floor area from the 1.7-acre site, with 840,000 square feet of rentable office space and over half a million square feet of parking space from the fourth floor down to four stories below ground. At ground level, 2,000 square feet will be occupied by commercial retail.

Gensler is the project architect. The existing facade appears remarkably similar to what the slick renderings depict. The contemporary metal skin with protruding windows is built around solar carvings along each facade to provide cozy areas for open-air terraces while flooding office interiors with natural light and fresh air. The project aims to achieve LEED Gold Certification for making sustainable design features and efficient technology. Level 10 Construction is the general contractor.

While the project does include a significant amount of parking, a portion of the above-ground parking levels are designed to be converted to office space in the future. Of the 1,755 spaces, 125 parking spots will be included on-site for the adjacent Hyatt Hotel, part of a deal struck before the development demolished the hotel parking garage. There will also be a bicycle locker with showers for the cycling commuters.

200 Park is located at the intersection of Almaden Boulevard and Park Avenue, ideally situated between the pedestrian heart of the city around West San Carlos Street and the San Jose Convention Center.

The offices will be across the street from another development in the works by Jay Paul Company, Cityview Plaza. Demolition work has officially finished for the Pelli Clarke Pelli-designed bank at 199 Park Avenue, while much of the rest of the site is bordered by fencing. Cityview, also designed by Gensler, will see the construction of 3.8 million square feet across three towers connected by sky bridges and a web of public open space.

Turning out just like the renderings, which are impressive to start with.

Thanks for the update Homebucket!

Also of note for this project: it will be San Jose's new tallest, surpassing the recently completed Miro Towers (28 floors, 298') by 2'. 200 Park is also San Jose's first tower to reach the 300' mark due to a complex web of FAA and City restrictions.

Agreed! While SJ is likely going to remain vertically challenged, I think we'll start to see it start churning out more high quality, architecturally stimulating projects. This should be the first of many to come.
