27-Story, 299-Key Hotel Building Filed At 30 West 39th Street, Midtown South

My post from another thread a couple weeks ago:


NY DOB sky-plane codes requiring the mass of the building to taper away from the streetwall as is gains height, so most new developments of any height or FAR are required to pull away from the streetwall to accomodate the requirement even if that makes for bad urban design or is aesthetically detrimental. Many architects and the developers that pay them meet this requirement in the most economically beneficial way by having only a very short (and almost always awkward) base that meets the property line while maximizing allowable square footage by building a shaft set back from the streetwall straight up so floorplates remain the same and floors are increased. This may make moderately taller structures on the side streets but destroys a very basic urban design tenet in the process, and in my opinion is a betrayal of the basic stewardship in guiding the building of the public realm the city is entrusted with.

For the unintended consequences see this tower or virtually all new budget hotel towers in the West 30s as well as throughout the city.

A particularly horrific example.

If we want change we have to get the NYC DOB to change these terrible building codes that encourage bad design! I am personally astonished that the requirements that result in these terrible insensitive outcomes have not been pressured to change years ago by the MAS or Landmarks or somebody with influence. Its a humiliating stain on this city that these structures have been built so prolifically and continue to be proposed year after year...

Contact the city! Encourage local media to cover the plague of this architectural trash!

30 West 39th Street Tops Out In Midtown

Designed by Peter Poon Architects and developed by Fortuna Realty, the 27-story reinforced concrete structure stands 323 feet tall and spans 133,500 square feet. Recent photos reveal how quickly the structure progressed since YIMBY’s last update in mid January, when construction had just passed the podium. Now the topped-out building has almost its entire curtain wall installed on the main northern elevation.

The rendering above previously depicted a bright gold envelope, but luckily the actual façade is composed of more traditional blue-tinted glass. The primary sections awaiting completion are the podium levels and the final upper floors, which are rendered with distinctive oval-shaped cutouts behind which will sit a proposed rooftop bar. Other amenities include a ground-floor restaurant, a lounge, a fitness center, and a business center. The setbacks near street level will come with landscaped outdoor space. The closest subways to the site are the B, D, F, M, and 7 trains at the 42nd Street-Bryant Park station.

YIMBY previously reported that 30 West 39th Street would finish by this fall, though sometime in the first half of 2021 seems more likely.
