J and R will return. If not in this location, elsewhere. Likewise, with FAO Schwarz. They will return!!! FAO was a loss to some, but its really just a matter of patience.

Looks like this will have another tower, possibly 200k sq ft + or more next to it. This being 25 floors.

Developer Moves Forward With Unknown Project At 23-32 Park Row

REID WILSON
JANUARY 27, 2016

Quote:
L+M Development Partners is moving forward with an unknown development at 23-32 Park Row, in the Financial District. Last week, YIMBY forumers posted that demolition permits have been approved to take down the four-story building at 23-27 Park Row, the five-story property at 29 Park Row, and the five-story structure at 31-32 Park Row.

All the buildings were formerly used as commercial-retail space and demolition can commence as soon as the structures are prepped. The property assemblage consists of a 17,855 square-foot plot with just under 150 feet of street front on Park Row.

The site can accommodate 267,825 square feet in development potential as-of-right, according to our calculations, and it could sprout an office or hotel building with retail space, or a mixed-use project with residential units.

Urban Muse scores $67M in financing for 1 Beekman

Quote:
Developer Urban Muse landed $67 million in construction financing for its planned 25-story residential building at 1 Beekman Street near City Hall.
The Chinatown-based developer of projects like 200 11th Avenue in West Chelsea locked down a $35 million building loan and a $5.89 million project loan with a $26.2 million senior loan on May 26, according to records filed with the city Thursday.

The Arkansas-based Bank of Ozarks, which is increasingly active in the New York residential market, was the lender.

Neither Urban Muse nor the bank could be immediately reached for comment.

Urban Muse, headed by Glauco Lolli-Ghetti, bought the development site at the corner of City Park Hall back in late 2014 for $52 million. Last summer the firm filed plans to build a 25-story, 72,287 square-foot building on the site with 29 units. SLCE is the architect of record.

Bank of Ozarks recently lent $61 million to Tribeca Associates for its 26-story hotel development at 143 Fulton street, as well as $84 million on Cape Advisor’s 12-story condominium project at 30 Warren Street near City Hall.

NEW YORK | 1 Beekman St (33-34 Park Row) | 335 FT | 25 FLOORS

Can a mod rename this so that it corresponds to the height/floors. Same for 23 Park Row which is next to it and much taller.

Thanks

A whole helluva lot better than what's going up across the street, that's for damn sure. The column-free rendering feels a little bit misleading, though. Doubt it will end up feeling that structurally "lightweight".

New renderings, this looks pretty great, and with the new 700 footer next door, should make a nice pair.

UrbanMuse in their portfolio section states a spring 2018 completion, so this should rise pretty quick.

Portfolio: http://www.urbanmuse.us/portfolio/beekman

Name assigned to the tower “Pearl on the Park”.

Don't think that's this building, I think that's 23 Park Row, next door. That site is way too big for a building this small.
