Also, tenants have all the leverage today. I have no doubt that they would completely change the design (even if not placeholder) to land a tenant if they think that's what it takes or the tenant was really assertive about some things related to overall building design, if truly a major anchor...and there aren't too many of those out shopping these days, unfortunately.

Thanks for the behind-the-scenes content, great stuff. As you said there's a lot of blue glass in this part of town. This lot would've been a good one to go taller and bolder on the facade to help break that up. Maybe a parking garage in this part of town will eventually fill that void.

That was an awesome video to see how you model all of these buildings. Love seeing 3d studio max - haven't messed around with that for 20+ years. Keep the videos coming!

Excellent work because there’s certainly a lot of effort involved updating the model. I haven’t opened 3DS max in probably 10 years. I liked using v-ray plugins and always wanted to make a model of downtown Chicago

This project has two months to start construction, otherwise it loses it's zoning change. And I don't see any pending permits for the site, so it's safe to assume the current proposal is dead.

A blessing in disguise if you ask me, though I hope the next developer doesn't build something even lamer.

The latest design was actually cool but it could be so much better (and taller)

With part of the loop transitioning to residential, this lot would be a prime spot to build something like One Chicago with a tall residential tower and a large grocery store at the retail base. People who live in the loop would probably appreciate having a grocery store that is close by to walk to. So hopefully a developer is smart enough to do this.

A grocery store is sort of the holy grail of the Loop residential transition. The Goth Target partially satisfied this need, but it's not quite a full grocery store (the produce certainly sucks). The Walgreens at State/Randolph also has the feel of a grocery store although they mostly just sell essentials/packaged goods.

It looks like the city is gonna subsidize a grocery store at 135 S LaSalle though as part of that building's residential conversion. The developers (Riverside/John O'Donnell) haven't announced the grocery operator yet, but the renderings indicate a huge 2-level store that would be comparable to the Lakeshore East Mariano's. Seems to be based on the Whole Foods at 66 Broadway in NYC's financial district, which is an extremely similar type of evolving neighborhood...

Or getting Plum back. Chicago doesn't have any decent general fancy food store, just specialty places like eataly and gene's sausage
