The massive, $1.5 billion project — nearly double the size of the neighboring Sawgrass Mills mall — would create the cornerstone of Broward County's new "Western Downtown."



Construction could start as soon as January, said Michael Moskowitz, an attorney for Metropica developer Joseph Kavana, of Miami.

It will take about 10 years and 5,000 construction workers to build the mammoth development.

Local real estate experts were stunned by the sheer size of the project.

"My mouth has dropped," said Jack McCabe, a real estate analyst in Deerfield Beach. "[The developer is] talking about 2,000 more condos in Sunrise and these aren't even waterfront."

In Broward County alone, 4,000 condo units are either under construction or have been announced for near future development, McCabe said.

"[The developer is] talking about 50 percent more than that in just one project," McCabe said. "I'm surprised as hell. It's almost like he wants to build a city within a city. With over 2,300 units, there would be 5,000 people living there."

Jonathan Kingsley, an executive with the commercial real estate services firm JLL in Boca Raton, can think of no other project like it in South Florida.

"It's an extremely ambitious concept," Kingsley said. "There was a mixed-use project announced in Aventura, but not to this scale."

This week, Broward commissioners gave the developer permission to build on an additional 9 acres of wetlands on the 50-acre parcel.

In return, the developer will dedicate $1 million to create 20 acres of wetlands at Long Key Nature Center in Davie. And it will give them more space to build, so the condo towers will not have to be as tall as anticipated.

Once built, Metropica would generate an estimated $22 million a year in taxes, with $5 million going to Broward County, Moskowitz said. The rest would go to the city of Sunrise, the school district and other taxing authorities.

If it's going to take 10 years to build this then it's already going to look dated by the time it's finished. I have a hard time believing the whole thing will ever be fully built.

And yea that parking garage seems like an iron curtain.

Florida has many multi-tower projects going on. They do get built, it just takes time. You'd be surprised how many high rises are actually in the state that many do not know of.

Yup, there are actually towers in this far flung suburb already plus the nation's 7th largest shopping mall.

The parking garage partition wouldn't bother me if they designed it to be a living wall with vertical plantings.

Broward’s Metropica to include 400K sf of retail, restaurants

Sunrise Makes Way for Massive Mixed-Use Metropica

At four million square feet of retail, office, and residential space (has the size been emphasized enough?), Metropica will comprise eight residential towers, mini-soccer fields, a "central park," a private beach club (minus the beach!), and five-million dollars in transportation infrastructure (shuttle system included). It will have street-level retail in a pedestrian-oriented design. iPic, the luxe movie theatre with "personal butlers" and in-theatre dining is the first of retailers to announce their arrival. The price tag for the development team, KGH International Development partnering with Trillist Companies, is projected at around $1 billion.

Phase One of the monster project is the first of the residential towers, known as Yoo at Metropica, breaking ground this summer. Oppenheim and Yoo Studio, led by Philippe Starck, designed a surprisingly sleek 28-story building for Sunrise (considering nearby residents' hatred for the 26-story Tao, not sure how this will fly) and should be an attractive selling point for buyers and retailers. Hopefully the remaining seven towers get a similar treatment – without the purple drapes of Yoo's lobby.

Scott L. Leventhal from Trillist Companies says the buyers who have already purchased units are primarily from Venezuela, Colombia, Ecuador, and Mexico, and some American buyers. Leventhal attributes the heavy Latin interest from a perception that Broward County is much like Miami (oh boy) and believes Miami is expanding north. We're not so sure about that, but if you think views of the Everglades beat ocean views, maybe you're in luck. Yoo at Metropica's 263 units range between 740-1900 sq ft (one-, two-, and three-bedrooms) and will cost anywhere from $290k to $1 million.

Metropica breaks ground on YOO condo building

Metropica, one of the nation’s largest under-construction mixed-use communities, features 2,250 residential condominiums within its eight residential towers, 650,000 square feet of office space, and its own Central Park.

The development topped off its first residential tower, also called Metropica, in January 2018. Drivers can already see the 28-story tower from the Sawgrass Expressway.

Tower One, a residential building, will be completed by December 2018, Kavana says. The structure was topped off December 2017.

Tower One features one-bedroom units that start at $460,000, two-bedroom units priced at $480,000, and three-bedroom units that cost $580,000. The tower also includes 1,900-square-foot penthouses that cost $1.1 million and up.

Only one building exists at the moment. Going to rename this one for the completed tower- a new thread can be created for the rest of the development once there’s an update.
