Tempe only built the dams to be raised and lowered in storms. Mesa built its water treatment plant after the lake was opened and it was never factored in.

Not to beat a dead horse, but it seems that Tempe has changed their policy to not draining the east end as the water somehow cools the vulnerable black rubber dams that bursted when exposed after several years on the west side.

That seems pretty spurious and unfortunate to me, but it's not my lake.

Luckily we are still getting quality developments like IDEA and hopefully the future Coyotes development even without a lake front.

01/01/21 Omni and ISTB7

Went to the block party yesterday and captured some pics of ISTB7 and Omni on my walk:

Omni is really transforming that corner of Uni and Mill.





ISTB7 is coming together really well, especially the landscaping.











It looks like The Pier is gonna crane jump this week so I’ll try and grab pics of that when I get a chance.

Also noticed that the former spot Whiskey Row was at on Mill is being renovated into a new concept by a hospitality group. Did not get a chance to grab pics.

Some clues about the future for that lot I discussed a page or two ago near Price and Apache....looks like Tempe is looking for a developer for a mixed use project for their owned parcels.....Also looks like they bought the Food City Plaza (which they recently left) to be redeveloped...however...they are talking about looking for another grocerer....so not sure if that's for now or for the new mixed use development? Also not sure that's a great idea to have homeless housing right next to cul de sac? Then again Tempe doesn't have many options to place homeless housing within its borders.

Red sign is up for the South Pier development, so it may have some legs:



Phase 1, 3 20+ ft. towers, 724 residential units.

I don't think it is for the IDEA. The crane is right up against the backside of the Tempe Arts building and Rio Salado...maybe a roof replacement? It is probably less that 20ft from the building.

^ good timing.

It also looks like they've got some equipment and are moving some dirt on the Novus 4F lot, the low-rise office building underneath the powerlines on Rio Salado.

I thought the same thing...but I did see they are working on the site of the hotel too by the parking garage....so does the hotel get to bypass the normal public development approval process since its City owned land? Is it one of those backroom approvals?

Interesting tidbit from AZBEX......

Amazon has signed on to a 63KSF expansion at its existing offices at 100 S. Mill Avenue in Tempe, developed by Cousins Properties and Hines. The additional space is expected to open for employees in late 2022.

Sounds to me like Tempe should fix the issue and send the bill to Mesa.

If things were only that easy.

I find this odd. I have been to the new dam when the lake has been overflowing almost nearly every time we have a flooding event (I'm a weather geek) and I have never seen the gates ever get lowered. The water just spills over the top of the gates. I would think during a high flow event, they would lower the gates. But during at least 2 of these large storms we have had in the last couple of years, the Salt was flowing it's full length to the Gila confluence and the gates were still not lowered.

How much water needs to actually be flowing for them to lower the gates?

Not mentioned there either, but thanks. Such an important project - hoping for a quality architect and no stucco (not sure if that's metal paneling or stucco in the renderings).
