Lol I'm from Atlanta and you're 100% right, Atlanta's downtown is barren and would kill to have something like this. All the development is focused on Midtown and the Beltline/PCM area.

But back to Chicago. The whole northern channel of the river has very bad suburban development. Why I said this will be a gamechanger is because with this development it will open the floodgates to help develop the rest of that whole Elston/Clybourn North Center corridor. Just wait and see.

We'll see. The Kennedy prevents the foot traffic from reaching a critical mass at Ashland/Elston/Armitage. It's highly congested, there's just next to no street life. Bridging that enclave w/ the more lively east bank of the river (not that it's super bustling over there) is going to take a bit of time. Would be nice to see both sides developing simultaneously so there's less of a drop off in the scene as you make your way west towards the Kennedy.

Well……… If this was built-out mixed use in the same design principles of development along the Beltline, that would be quite amazing.

Why not both? I think each will have major, meaningful impacts for the City's future economic growth, even if they are from two wildly different avenues.
