3 new Philadelphia apartment buildings reach construction milestones

Toll Brothers (NYSE: TOL) topped out its building on the northeast corner of North Broad and Noble streets in the Callowhill neighborhood. The building is planned to include 344 luxury apartments. It will have a mix of studio, one-bedroom and two-bedroom apartments and 44 penthouses ranging from studios to two bedrooms.

The project also has a 106-space parking garage with electric vehicle charging stations and bike storage. Amenities include a package concierge, fitness center, podcasting rooms, yoga and cycling studios, a sky lounge and an outdoor deck. There’s 10,440 square feet of ground-floor retail planned as well.

Construction, which began in July 2021, is expected to be completed by summer 2023, according to Toll Brothers.

A $100.2 million construction loan from Wells Fargo is financing the project.

Fort Washington-based Toll Brothers worked with joint venture partner Sundance Bay of Salt Lake City, Philadelphia’s Clemens Construction Company and Barton Partners, a Philadelphia design firm. Toll Brothers Apartment Living will manage the development, marketing and property management.

Some updated progress shots from walks around town the last two weeks. You can really see this building from a lot of unexpected places in the city!

I never noticed that massive "thing" dominating the second pic. I guess I don't appreciate Sao Paulo Tenement Chic.

I have been expecting the facade to be bad. Always loved the massing in the rendering, but figured the facade wouldn't be great.

I'd be willing to wager it will end up looking a lot like the PMC project at 218 Arch St. - not a stunner, but definitely solid infill.

Need to see more before making a judgement. I do wish this one were a few floors taller though. This one manages to sort of hide behind some of the buildings around it, a little more pop would be nice.

I look at that building everyday. My thought is that it's remarkably bad execution of a good try at brick. You can literally see the gaps in the prefab panels.

oh yeah, there are gaps and sloppiness at ground level and between the panels for sure - it didn't even look complete when it first opened, and it's just stayed that way.

let's hope that the quality of construction for broad & noble is a bit more solid

^^^ The brick isn’t bad. Based on the renderings, it’s about what I was expecting. I don’t think it was ever intended to be a trophy building, but not bad infill nonetheless.

I question why metal panels were ever necessary for this design. Black windows on an all-brick facade would've gone a long way.

Agreed. Although maybe they thought it would look too heavy going all the way up to the top.

This city seems to have an aversion toward black facades. The HC insisted on changing the black color palate on several projects. When done well it can look incredibly striking and sleek.

I agree, I was expecting worse. I was picturing something like more red. It's at least the color of real brick.

That looks like the same stuff they threw up on 218 Arch.
