7-Story, 150 Unit Apartment Building Proposed for Optimist International Site in Central West End

https://www.cityscene-stl.com/post/7...ntral-west-end

Quote:
LuxLiving is acquiring the building and proposing a 7-story, 150 unit apartment building here. Desire to begin by the end of the year. 60 studios, 60 one bedrooms, 30 two bedrooms. No retail space, but small walkup office spaces being considered along Taylor + activated patio spaces due to the excessive setback on Taylor and Lindell.

Some renderings and elevations (note: not finalized).

34 of the 58 homes are complete or underway. The apartment building's precast parking garage is going up and the outline of that building is clearly visible.

More Cortex K renderings.

Olive Crossing renderings.
The project has changed a little bit recently including adding a 181 unit apartment building and increasing the office building size up to 180,000sf. Construction starts in the fall. This is in Olivette at 170 and Olive.

I hope the Optimist International site sees a taller project in the end.

Lindell Blvd. is a nice vista, but taller structures (especially on this part of the street) would also help to give it more a greater 'canyon-like effect'.

Some recent geospatial industry news:

Meet Me In St. Louis, Geospatial Technology Capital Of The World

Fortune 500 firm Leidos partners with St. Louis group to expand geospatial training program

St. Louis VC firm Cultivation Capital launches geotech investment fund

link to BJ article

Quote:
The St. Louis-based firm reported raising $18.1 million for the new Cultivation Capital Geospatial Tech Fund I LP, according to a recent filing with the U.S. Securities and Exchange Commission. The filing states the fund’s first sale occurred May 7. The fund is listed as having a $50 million offering, but the regulatory filing says Cultivation Capital has reserved the right to increase the offering up to $100 million. Cultivation Capital declined to comment on the new fund. Founded in 2012, the firm backs early stage technology, agtech and life sciences startups. Its portfolio includes about 150 companies. The St. Louis region has focused in recent years on bolstering its geospatial sector, a move that comes as the National Geospatial-Intelligence Agency (NGA) builds its new $1.7 billion western headquarters in north city. The STL GeoFutures Initiative in June 2020 published a reportdesigned to be a playbook to boost St. Louis as a “global center of geospatial excellence.”
Nicklaus: Geospatial entrepreneur bets his future on St. Louis

link to Post Dispatch article

Quote:
No other city, he said, has gotten as much attention from his industry since the National Geospatial-Intelligence Agency began building its new western headquarters here. And for good reason: The NGA has signaled that it will increasingly need private-sector help to perform its mission. The agency is opening its own Moonshot Labs at T-Rex, one floor below SpatialGIS’ office.

“St. Louis is now a mecca for the development of next-generation geographic information systems,” Faison told me. “There’s also the lure of T-Rex, of having an opportunity to come and network. It is hard to go anywhere and find a place so geospatially focused, even in Washington.”

More apartments planned in Laclede's Landing

https://www.stltoday.com/business/lo...79189d263.html

Quote:
ST. LOUIS — A downtown St. Louis developer plans to add more apartments to Laclede’s Landing.

Advantes Development, led by Brian Minges, plans to build 10 apartments and roughly 2,000 square feet of retail space at the Paincourt Building, 813 North Second Street.

On Tuesday, the city’s Land Clearance for Redevelopment Authority is slated to sign a redevelopment agreement with Advantes that includes 10 years of tax abatement. The Board of Aldermen approved tax abatement for the property late last year.

Minges also has acquired multiple buildings in the Landing with New Legacy Development Partners’ David Messner in a bid to revitalize the historic neighborhood.

Advantes Group developed 50 apartments in the Peper Lofts, the Landing’s first major residential project.

LuxLiving Planning 7-Story, 177-Unit Apartment Complex in the Grove

https://www.cityscene-stl.com/post/l...x-in-the-grove

Quote:
LuxLiving, the Central West End-based developer behind many apartment complexes in the City of St. Louis and inner-ring of the county, has proposed a 7-story, 177-unit apartment complex in the Grove along Kingshighway.

The development will replace 15 parcels that were previously owned by Drury Development Group, which once intended to build twin hotel towers here. However, Drury has not sold all of their parcels to LuxLiving, opting to instead hold on to some parcels, to the north of Arco, for a potential future hotel development. The new building, proposed by Lux, will stand 7-stories tall and will require the demolition of the multi-family buildings fronting Kingshighway, which have long been an eyesore, as well as a mix of single, two, and four family family buildings on both Oakland and Arco. As part of the project, the alley between all 15 parcels will have to be vacated and rerouted along with all parcels will being merged...
